We are seeking a confident, highly organized Property Manager to oversee a 100% local portfolio of single-family rental homes located throughout the city of Richmond. This portfolio primarily serves the student housing market, making this an ideal opportunity for a seasoned property management professional who thrives in fast-paced, high-volume environments and knows how to lead with structure, consistency, and accountability.
The ideal candidate is detail-oriented, solutions-driven, and comfortable setting clear expectations, enforcing policies, and managing seasonal demand with professionalism and confidence. This role requires someone who can anticipate challenges, keep operations running smoothly during peak leasing cycles, and maintain strong standards across the portfolio year-round.
You’ll be well supported in this role with an Assistant Property Manager, full-time leasing staff, a centralized corporate team, and additional seasonal leasing support during peak periods
, allowing you to focus on leadership, performance, and resident experience.
- Oversee day-to-day operations of a local single-family rental portfolio
- Manage high-volume leasing and turnover cycles common to student housing
- Enforce lease compliance, policies, and community standards consistently
- Lead, mentor, and collaborate with onsite and corporate support teams
- Maintain strong owner and resident communication
- Ensure operational efficiency, organization, and attention to detail across the portfolio
- Minimum 3+ years of residential property management experience
- Student housing experience strongly preferred
- Proven ability to manage fast-paced, high-season leasing environments
- Strong organizational, communication, and policy enforcement skills
- Confident decision-maker with a proactive leadership style
