Position SummaryThe Maintenance Technician is responsible for the overall maintenance, repair, and physical appearance of the apartment community. This position performs routine and preventative maintenance, responds to service requests, prepares vacant apartments for new residents, and helps ensure the community remains safe, clean, and well-maintained. The Maintenance Technician reports directly to the Maintenance Supervisor and plays an important role in delivering exceptional customer service to our residents.

- Participate in the emergency on-call rotation and respond to after-hours maintenance emergencies as required.
- Perform all assigned duties while following company safety policies and OSHA standards.
- Complete maintenance service requests in a timely and professional manner, with a goal of completing work orders within 24 hours whenever possible.
- Perform preventative maintenance inspections throughout the community to identify repair needs and potential safety hazards.
- Repair and maintain building systems, appliances, fixtures, plumbing, electrical components, HVAC systems, doors, windows, flooring, and other property features within the scope of training and certification.
- Prepare vacant apartment homes for occupancy in accordance with company quality standards.
- Maintain the cleanliness, organization, and safety of the maintenance shop, storage areas, equipment, and tools.
- Assist with maintaining the overall appearance of the grounds and common areas.
- Assist with seasonal property needs, including storm preparation, snow removal, and other weather-related responsibilities.
- Provide courteous, professional, and respectful customer service to residents, vendors, coworkers, and visitors.
- Report safety concerns, property damage, or unusual conditions promptly to management.
- Perform additional duties and special projects as assigned.
Required
- Valid driver's license with an acceptable driving record.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Problem-solving skills, strong work ethics and willingness to learn.
- Ability to prioritize multiple tasks while maintaining quality workmanship.
- Excellent customer service and communication skills.
- Ability to follow instructions and work as part of a team or work independently.
Helpful qualifications to have
- Certified Pool Operator (CPO) certification.
- EPA/HVAC Certification
- Experience in multifamily housing maintenance, construction or related experience.
- Working knowledge of plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair.
- Experience with navigating Appfolio, or similar Property Management Software.
