Maintenance Technician

Gumenick Management Company LC seeks a Maintenance Technician to support high-quality apartment and townhome communities in Richmond, VA. Responsibilities include routine and emergency repairs, preventive maintenance, and unit turns for HVAC, electrical, plumbing, carpentry, and appliances. The technician will troubleshoot resident work orders, maintain common areas, and help ensure safety and code compliance. This role works closely with the property management team, supporting a culture of integrity, customer service, and community pride while maintaining clean, attractive, and well-functioning residential properties.

Responsibilities

• Complete resident work orders for routine and emergency maintenance.
• Perform preventive maintenance on building systems, equipment, and units.
• Handle basic HVAC, electrical, plumbing, carpentry, and appliance repairs.
• Prepare apartments and townhomes for new residents, including unit turns and inspections.
• Maintain common areas, grounds, and building exteriors to company standards.
• Troubleshoot maintenance issues and recommend repair or replacement solutions.
• Ensure work complies with safety standards, building codes, and company policies.
• Maintain accurate records of work orders, materials used, and completed tasks.
• Collaborate with property management and leasing teams to support resident satisfaction.
• Participate in on-call rotation for after-hours emergencies as needed.
