HVAC System Wide Maintenance Worker

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Performance Responsibilities/Essential Functions

Maintains, repairs and upkeeps property located throughout the district and school campuses.

Filter changes, coil & condenser cleaning, basic electrical troubleshooting, refrigerant management.

Assists craftsmen as needed for jobs being performed.

Uses hand tools of various trades in performing the tasks assigned by supervisor.

Assists in development and maintains a checklist of scheduled maintenance on all district owned buildings and property.

Maintains an inventory of commonly needed materials and parts to provide prompt service for maintenance at school site.

Request technical assistance as needed from the Maintenance Supervisor.

Attends in-service training programs and meetings as designed by the supervisor.

Maintains a daily log of activities and mileage traveled.

Stays abreast of safety and fire codes and laws governing the construction and repair of buildings.

Performs maintenance tasks at a high level of competency.

Completes requisition forms as necessary of material and equipment needed to complete assigned jobs.

Report all lost or damaged equipment to supervisor.

Creates and maintains a safe work environment.

Acts as a model for students in behavior, speech, and dress.

Follows the rules and regulations of Lauderdale County Schools.

Attends work regularly and arrives punctually.

Notifies supervisor in advance of planned absences and date of return.

Notifies supervisor promptly in case of unplanned absence and communicates in advance the date of return so proper provisions can be made.

Follows assigned break schedule and returns to workstation promptly.

Works cooperatively with others.

Displays proper respect for superiors and school system management.

Observes professional lines of communication at all times with individuals inside and outside the school system.

Makes use of constructive criticism and avoids the use of sarcasm, undue criticism, inappropriate language and behavior, and the use of racial and ethnic slurs when dealing with others.

Performs other duties as may be assigned which are related to the scope of the job.

Work Environment

Duties may be both inside and outside. The employee can be exposed to temperature variations of hot and cold. Surfaces can be wet, slippery, and of a variety of inclines. Must comply with assigned hours of duty. Evening, weekend, or holiday work may be required. Eight (8) hour days, 260-261 days per year.

Physical Demands

Must possess the physical skills and stamina to perform job responsibilities, including but not limited to: digging, lifting, and carrying. Must be able to lift and carry 50 pounds consistently. Must possess skills in the use of tools, materials, and equipment, and be able to climb ladders and scaffolds and work from either.

Must be able to:

3) follow written and verbal instructions;
4) work independently and without supervision;
5) complete necessary paperwork for documentation of assignments; and
6) comply with state, local, and federal regulations.

2) respond positively to supervision and accept suggestions for improvement;
3) report promptly work related injuries;
4) complete an accurate timesheet and monthly Affidavit of Absences; and
5) consent to an annual motor vehicle report (MVR)

Minimum Qualifications

Must possess a high school diploma or GED.

Must be a minimum of 18 years of age.

Experience and training in the area of HVAC and construction.

Minimum EPA Section 608 Technician Certification.

Must be in good health and must pass physical examination.

Must pass criminal history record check.

Must have a valid Tennessee driver license, reliable transportation, and be insurable.
