SOCAL TRACT HOMES NFPA 13D & 13R FIRE SPRINKLER SYSTEM DESIGNERPosition Overview The Fire Sprinkler Designer is responsible for designing residential fire sprinkler systems for tract home projects in accordance with project specifications, local codes, and NFPA standards. Key duties include preparing design drawings, performing hydraulic calculations, coordinating system layouts with builders, architects, and other trades, and obtaining approvals from local Authorities Having Jurisdiction (AHJs).

The role involves maintaining accurate design documentation, supporting field operations during installation, and ensuring all systems are designed to meet applicable code requirements. The designer will coordinate with project managers on project schedules and design requirements and attend project meetings as needed. Effective communication with project managers, field personnel, customers, and other team members is essential.

Designer Responsibilities Design residential fire sprinkler systems according to architectural plans, project specifications, local building codes, and applicable NFPA standards. This includes preparing sprinkler layouts, piping configurations, system details, and related design documents.

Perform hydraulic calculations and system analyses to ensure fire sprinkler systems meet required performance criteria and code requirements.

Adhere to company design standards, quality control procedures, and applicable codes and regulations to ensure accurate and compliant system designs.

Collaborate with builders, architects, engineers, contractors, and other trades to coordinate fire sprinkler system designs and resolve conflicts during the design and construction process.

Maintain accurate records of all design documents, hydraulic calculations, permits, approvals, revisions, and project correspondence. This documentation is essential for compliance with regulatory requirements and future reference.

Coordinate with project managers, field supervisors, and installation personnel to ensure designs are complete, accurate, and constructible.

Review project requirements and notify management of design issues, material concerns, or scope changes that may impact project schedules or budgets.

Coordinate plan submittals and approvals with local AHJs to ensure designs comply with jurisdictional requirements and NFPA 13D, 13R, and other applicable standards.

Identify, track, manage, resolve, and communicate project design issues throughout the project lifecycle, including documenting revisions and addressing field-generated requests for information (RFIs).Provide design support during construction, including reviewing field conditions, responding to installation questions, and assisting with as-built documentation when required.

Active communication with Project Manager, Field Operations Manager, builders, contractors, AHJs, and other project stakeholders.

Attend project coordination meetings, design review meetings, and client meetings as required.

Any other tasks deemed necessary by TDI Management.

Skills and Qualifications Fire sprinkler design experience required, with experience in single-family residential and tract home projects preferred.

NICET Certification in Water-Based Systems Layout preferred.

Proficient in fire sprinkler design software, including AutoCAD and applicable hydraulic calculation software.

Strong knowledge of NFPA 13D, NFPA 13R, local fire codes, and permitting requirements.

Experience coordinating with AHJs, builders, architects, and contractors.

Active driver's license required.

Strong written and verbal communication skills.

Ability to read and interpret architectural, structural, and civil plans.

Develop professional expertise by complying with company policies and procedures.

Exercises independent judgment within established design standards and procedures to determine appropriate design solutions and project actions.

Demonstrated experience designing fire sprinkler systems for tract homes and complex residential projects.

Ability to independently manage multiple projects from initial design through AHJ approval and project completion.
