This Project Manager role focuses on leading commercial interior fit-out and renovation projects from concept through completion. You oversee large-scale builds for a general contractor specializing in interior construction, ensuring projects are delivered on time, within budget, and to a high standard of quality. The position offers a strong opportunity for someone who wants to grow into a mentorship role while managing complex commercial construction projects in active customer environments.
Responsibilities- Lead and manage commercial interior fit-out and renovation projects, including large builds, from planning through final delivery.
- Review and interpret construction plans and drawings, ensuring all project team members understand scope, phasing, and design intent.
- Develop, maintain, and adjust detailed project schedules, sequencing interior work such as framing, drywall, ceilings, lighting, HVAC, plumbing, and electrical.
- Coordinate construction activities when materials or finishes (such as ceiling tiles) are delayed, maintaining progress by re-phasing work and adjusting plans as needed.
- Oversee interior framing, drywall installation, and other core interior construction activities to meet quality and safety standards.
- Manage subcontractors and third-party vendors, including selection, coordination, and performance oversight throughout the project lifecycle.
- Negotiate pricing with subcontractors and vendors, and support or perform estimating activities to ensure accurate budgets and competitive bids.
- Prepare, review, and manage change orders, ensuring scope changes are documented, priced, approved, and communicated to all stakeholders.
- Coordinate closely with clients and on-site customer teams to minimize disruption and maintain a professional presence in occupied commercial spaces.
- Use construction management software (including Procore) and related tools to track project progress, documentation, and communication.
- Collaborate with engineering, design, and mechanical disciplines to align construction execution with technical requirements and design specifications.
- Monitor project timelines, costs, and quality, proactively identifying risks and implementing corrective actions to keep projects on track.
- Provide guidance and informal mentorship to project coordination staff and field teams, supporting their professional growth and development.
- Ensure compliance with building codes, safety regulations, and company standards across all phases of construction.
- Participate in regular project meetings with stakeholders, providing clear updates on schedule, budget, and construction progress.
- 5–10 years of experience in commercial construction, with a focus on interior fit-outs and renovations.
- Proven background working for or with general contractors on large commercial interior builds.
- Hands-on experience with interior framing and drywall work, and a strong understanding of interior construction methods.
- Ability to read and interpret construction plans, specifications, and technical drawings accurately.
- Demonstrated experience setting up and managing detailed construction schedules for complex interior projects.
- Strong knowledge of lighting, HVAC, plumbing, and electrical systems as they relate to interior construction and phasing.
- Experience managing subcontractors, including coordination of work, performance oversight, and issue resolution.
- Skill in negotiating pricing with subcontractors and vendors to meet budget and quality objectives.
- Experience with estimating construction work, including reviewing quantities, scopes, and cost breakdowns.
- Proficiency in preparing and managing change orders and understanding their impact on schedule and budget.
- Experience coordinating with third-party vendors and stakeholders in active commercial environments.
- Familiarity with construction management platforms such as Procore.
- Solid construction management and project coordination skills, including communication, organization, and problem-solving.
- Strong attention to detail and commitment to timely project delivery in commercial interior settings.
