Maintenance Technician / Mechanic, Building Maintenance
Job Summary
Assist and maintain smooth and effective daily operations of the Amenity and Recreational Facilities. Assist and orient residents in using the amenity facilities. Assist Clubhouse Management as needed. Enforce the rules and regulations of the amenity facilities.
Schedule12 hours total, 4-hour shift on Saturday and 2 4-hour shifts during the week.
Essential Functions- Assist Operations Manager in the day-to-day operations.
- Meet and greet residents.
- Ensure all building facilities adhere to proper safety standards and cleaning procedures but not limited to:
- General Maintenance:
Replace light bulbs, control cobwebs around the clubhouse and touch up paint interior and exterior. - Picnic Areas and Parks:
Empty waste receptacles and pick up debris. - Swimming Pool Deck:
Blow off pool decks, arrange furniture, empty, and clean all receptacles, and adjust umbrellas. - Main Entrance & Parking Lot:
Pick up litter, blow off debris. - Perform minor repairs to the entrance/exit gates, equipment and facilities as needed.
- Clean and sanitize clubhouse and amenities, as needed.
- General Maintenance:
- Assist in managing the private events calendar for the Clubhouse.
- Monitor the guest and visitor policies.
- Complete private event rental forms, security deposits and check in / out documents.
- Process key cards, room rentals, and maintain proper documentation in various logs.
- Troubleshoot and resolve issues relating to key cards, amenity center, and other resident concerns.
- Assist in assessing the condition of District property resulting from neglect, vandalism, depreciation and estimate the costs associated with its repair and/or replacement.
- Assist in notifying residents of upcoming events, meetings, and general information.
- Assist in maintaining preventative maintenance records, inventories, and purchases.
- Display flexibility in handling after-hours emergency calls.
- Assist in working with assigned contractors to ensure quality service is provided to the community.
- Full knowledge/awareness of all rules and regulations of the amenities. Including but not limited to operational hours, age restrictions and food / drink restrictions.
- Enforce the rules and regulations of the facility.
- Interaction with residents and guests on a day-to-day basis.
- Provide the best possible customer service to the residents and guests to maintain a safe and comfortable environment.
- Document all complaints, injuries, and maintenance issues.
- Prepare any incident or accident reports and forward them appropriately.
- Process and manage work orders as needed.
- Assist in maintaining and managing warranties, regular maintenance, and inspections for the facilities as needed (fire inspections, pest control, mechanical systems, security alarms).
High School Diploma or GED.
Job Skills- Ability to enforce rules, regulations and policies with tact, firmness, and impartiality and to resolve problems or concerns.
- Ability to deal with people effectively, courteously, and enthusiastically.
- Must possess excellent customer service skills and be able to establish and maintain good customer relations.
- Ability to establish and maintain effective and congenial working relationships with other employees.
- Requires some knowledge of the equipment typically used in recreational work and clean up duties.
- Ability to understand and follow simple, oral, and written instructions, and to communicate clearly and concisely.
- Ability to learn new tasks.
- Must possess knowledge of Microsoft Office.
