We are currently seeking a skilled and customer-focused Maintenance Technician to join our team in Riverview, Florida. This is an excellent opportunity for a motivated maintenance professional with experience in apartment maintenance, HVAC, plumbing, electrical systems, appliance repair, preventive maintenance, and resident service.

Responsibilities
  • Partner with the Service Manager to ensure vacant apartments are made ready for occupancy in a timely manner.
  • Complete apartment turns and make-ready projects within established timelines.
  • Assist with overseeing vendor and contractor work in the absence of the Service Manager.
  • Respond promptly to resident service requests and complete repairs with professionalism and attention to detail.
  • Troubleshoot and repair HVAC, electrical, plumbing, appliance, and general maintenance issues.
  • Perform apartment turnover repairs, upgrades, and improvements to prepare units for new residents.
  • Execute preventative maintenance programs to preserve property assets and reduce future maintenance costs.
  • Maintain the overall appearance, cleanliness, and curb appeal of the community.
  • Assist with grounds maintenance and general property upkeep.
  • Provide exceptional customer service to residents and team members.
  • Accurately document service requests, completed repairs, and maintenance activities.
  • Follow all company safety policies, OSHA guidelines, and risk-management procedures.
  • Participate in weekend, evening, and emergency on-call rotations as needed.
  • Support community operations by ensuring all maintenance tasks are completed accurately and efficiently.
  • Promote resident satisfaction through timely communication and quality workmanship.
Qualifications
  • Previous experience in apartment maintenance, residential maintenance, facilities maintenance, or related trades preferred.
  • Technical training, trade school education, or hands‑on maintenance experience is a plus.
  • Beginner to intermediate knowledge of HVAC, plumbing, electrical, and appliance repair.
  • HVAC Certification preferred, or willingness to obtain certification within 90 days of hire.
  • Ability to diagnose and perform routine maintenance and repair work independently.
  • Availability to participate in emergency on-call rotations and respond to after‑hours maintenance needs.
  • Ability to frequently lift 25 to 50 pounds and perform physical maintenance activities.
  • Reliable transportation and ability to travel to the property and emergency calls when required.
  • Strong written and verbal communication skills.
  • Professional appearance and positive attitude.
  • Basic computer proficiency and experience using maintenance software, mobile apps, and work‑order systems.
  • Strong attention to detail and commitment to completing work correctly the first time.
  • Excellent customer service skills and a resident‑focused mindset.
  • Ability to work independently and as part of a team in a fast‑paced environment.
