Key Responsibilities

  • Conduct detailed real estate market research across Saudi Arabia and GCC markets.
  • Perform demand‑supply assessments, benchmarking studies, competitor analysis, and market trend evaluations.
  • Conduct physical site visits, asset inspections, catchment assessments, and surrounding area analysis to evaluate development potential, accessibility, infrastructure readiness, and market positioning.
  • Collect market intelligence through developer discussions, operator engagement, broker coordination, government data sources, and field observations.
  • Analyze macroeconomic, demographic, tourism, consumer spending, and investment trends impacting real estate performance and development opportunities.
  • Analyze occupancy, rental rates, sales pricing, absorption trends, ADR, RevPAR, vacancy levels, and transaction activity.
  • Support highest and best use (HBU) studies and feasibility studies by assessing market gaps, competitive positioning, and development potential.
  • Financial & Feasibility Analysis
  • Develop and maintain detailed financial models for real estate developments and investment opportunities.
  • Support feasibility studies including market feasibility, financial feasibility, operational assessment, and investment viability analysis.
  • Prepare development scenarios, sensitivity analyses, cash flow projections, IRR, NPV, ROI, and investment return assessments.
  • Assist in evaluating land utilization strategies, product mix optimization, phasing strategies, and development concepts.
  • Support preparation of bankable and investor‑ready financial assessments aligned with market realities and project objectives.
  • Analyze project costs, revenue assumptions, operational benchmarks, and market‑supported pricing strategies.
  • Reporting & Presentation Development
  • Prepare consultant‑grade reports, market studies, presentations, dashboards, and executive summaries for clients and stakeholders.
  • Translate complex research findings and financial analysis into concise strategic insights and actionable recommendations.
  • Develop market commentary, benchmarking exhibits, charts, graphs, maps, and visual analysis for presentations and reports.
  • Support proposal preparation, RFP responses, capability statements, and business development materials.
  • Ensure all reports and deliverables align with professional consulting standards and market best practices.
  • Project Coordination & Client Support
  • Coordinate with internal teams, clients, developers, operators, government entities, and external consultants.
  • Participate in client meetings, workshops, presentations, and project discussions.
  • Support project management activities including timeline tracking, deliverable coordination, and data management.
  • Assist senior consultants and management in strategic advisory assignments and investment evaluations.
  • Maintain organized project documentation, research databases, and market intelligence records.
Qualifications & Requirements
  • Bachelor's degree in Real Estate, Finance, Economics, Urban Planning, Business Administration, Architecture, or related field.
  • 1‑3 years of experience in real estate consulting, advisory, valuation, feasibility studies, investment analysis, or market research.
  • Strong understanding of Saudi Arabia's real estate market dynamics and Vision 2030 initiatives.
  • Experience in conducting site visits, market surveys, field assessments, and competitor benchmarking.
  • Strong financial modeling and analytical capabilities.
  • Advanced proficiency in Microsoft Excel and PowerPoint.
  • Excellent report writing and presentation development skills.
  • Strong communication and interpersonal skills in both English and Arabic.
  • Ability to work under pressure and manage multiple assignments simultaneously.
Preferred Skills
  • Strong quantitative and analytical thinking capabilities.
  • Ability to synthesize large datasets into commercially meaningful insights.
  • Understanding of real estate development processes and investment evaluation frameworks.
  • GIS, Power BI, or data visualization experience is an advantage.
  • Experience across hospitality, residential, retail, office, industrial, and mixed‑use developments preferred.
  • Strong attention to detail and ability to work in a fast‑paced consulting environment.
