Qiddiya Investment Company is transforming the entertainment landscape in Saudi Arabia, and we are in search of a high-potential, early-career professional to fill the role of Specialist – Land Cost & Valuation within our Master Development Unit Financing team. This role supports the development of land cost model for Qiddiya city, ideal for someone with strong analytical capability, great attention to detail, and a proactive mindset.
As Specialist, you will contribute to detailed land cost allocation work and gain a strong understanding of the master planning process, subdivision, land servicing, and financial outcomes. You will gain exposure to internal functions and stakeholders — including master development district teams, cost planning, implementation, and the wider MDU Financing team — contributing to land commercial analysis and the master planning process. While technical skills are important, attitude, curiosity, ownership, and communication skills are the most critical success factors for this role: we’re looking for someone who takes initiative, is dependable and responsive, and brings a positive attitude and strong work ethic.
Day to day, you will support the land cost model’s preparation and enhancement, collecting and validating data input, and assist in the preparation of analytical outputs and presentation materials to support land development and financing decisions.
Key Responsibilities- Detailed city-wide and district-level land cost modelling and allocation work
- Review data accuracy
- Subsidy scenario modelling and sensitivity analysis across multiple development pathways.
- Be able to translate complex data into concise summaries for decision making
- Support development and enhancement of the land cost model structure
- Contribute to land valuation and financial analysis to support strategic decision-making.
- Support multidisciplinary coordination across Implementation, Cost Planning, Master Planning amongst others.
- Contribute to land sale strategy, land transactions and commercial deals
- Challenge assumptions and provide recommendations to improve investment outcomes
- Support executive-level reporting and presentations
- Bachelor’s or Master’s degree in Finance, Real Estate, Economics, Urban Development, Civil Engineering, Architecture, or related discipline
- 8-12 years of relevant experience in real estate, infrastructure development or development finance
- Advanced Excel and modelling capability
- Experience in land economics, infrastructure advisory or master development strongly preferred
- Strong understanding of land development lifecycle, infrastructure delivery, subdivision
- Understanding of principles of land valuation, cost planning and land use classifications
- Strong project management and stakeholder management skills
- Excellent communication skills
- Ability to synthesize technical and financial inputs
- Strong problem-solving capability
