Provide overall leadership, governance and client advisory for FM delivery across a major project or portfolio, ensure safe, compliant, high-performing Hard & Soft Services. The Project Director leads client engagement, contract performance, financial control, resource strategy, risk management, and continuous improvement- ensuring outcomes align with client priorities, standards, and agreed SLAs/KPIs.
Technical KnowledgeExpertise in FM governance and compliance standards/frameworks: SFG
20, NFPA, SBC, CIBSE, ASHRAE.
Strong understanding of IMS and governance standards: ISO 41001, ISO 9001, ISO 45001, ISO 14001, ISO 55001 (as applicable).
Strong capability in contract governance, performance frameworks, risk management, assurance/audits, lifecycle and readiness planning, and VVIP/critical environment protocols.
Key Responsibilities- Act as senior client interface; lead governance meetings; provide strategic advisory and manage high-profile/VVIP stakeholders.
- Manage the end-to-end delivery of FM consultancy projects, ensuring contractual, technical, and operational deliverables are met.
- Lead, supervise, and mentor DAB Consultants in line with the agreed organization structure.
- Lead mobilization and transition phases, define the resource strategy, support succession planning, and promote a high-performance culture.
- Monitor maintenance activities across Hard Services, including HVAC, plumbing, electrical, ELV, civil infrastructure, BMS, and fire protection, as well as Soft Services such as housekeeping, pest control, waste management, and landscaping.
- Oversee and guide FMSP and subcontractor performance across both Hard and Soft Services to ensure full compliance with contract and statutory requirements.
- Own and review KPIs and performance metrics to monitor service delivery and drive governance processes.
- Maintain oversight of handed-over assets, lifecycle planning, inspections, and O&M and replacement strategies.
- Demonstrate expertise in FM governance and compliance frameworks, including SFG
20, NFPA, SBC, CIBSE, ASHRAE, BICSc and ISO stds. - Apply strong capability in contract governance, performance frameworks, risk management, assurance/audits, lifecycle planning, operational readiness, and VVIP/critical environment protocols.
- Implement the PMS Procedure, including recording observations and NCRs, and ensure continual improvement processes are embedded across the project.
Lead budget control, forecasting, cost optimization; oversee variations, claims, approvals, and commercial risk management.
Own project risk register; ensure BCP readiness, escalation protocols, and incident management; oversee lessons learned implementation.
Deliver executive-level reports (monthly/quarterly); drive digital enablement, transformation initiatives, and performance improvements.

- Minimum 15+ years in Facilities Management (hard and soft services).
- At least 5–7 years in a client-side consultancy or managing agent role, working with FM contractors and multi-disciplinary teams.
- Proven track record of managing large-scale, high-profile, or VVIP facilities in government or corporate sectors.
- CFAM/CMMS:
Maximo (or equivalent), Power BI, Enterprise reporting tools, Portfolio risk tools, ERP interfaces, governance systems
- Minimum 12 years of experience in Asset Management, Maintenance Management, Facilities Management, or related engineering environments.
- Minimum 5 years in a senior consulting, advisory, or strategic asset management role.
- Proven experience in large-scale FM operations, commercial facilities, mixed-use developments, airports, healthcare facilities, or industrial environments.
- Strong knowledge of asset lifecycle management, reliability engineering, maintenance planning, and performance optimization.
Bachelor’s Degree (Mandatory): Facilities Management/ Engineering, or related field.
Preferred: MBA - Facilities Management/ Project Management.
Language RequirementEnglish: Minimum IELTS Level 6 or equivalent in English proficiency.
Arabic: Added Advantage.
