The Senior Manager – Delivery (Residential) is responsible for the day-to-day delivery of residential developments (apartments, villas, or mixed‑use residential packages) from design development through construction, handover, and close‑out. The role focuses on execution excellence, ensuring residential assets are delivered on time, within budget, to approved quality, safety, and sustainability standards, in compliance with Qiddiya governance and reporting requirements.

Key Accountabilities

1. Residential Package Delivery

  • Manage the delivery of assigned residential buildings, zones, or packages in line with approved scope, programme, and budget.
  • Support the Director in implementing the overall residential delivery strategy.
  • Act as the primary point of contact for day-to-day delivery matters for assigned residential packages.

2. Design Coordination & Technical Management

  • Coordinate design consultants through design development, authority submissions, and construction issue stages.
  • Ensure designs meet Qiddiya standards, residential codes, constructability requirements, and operational needs.
  • Support value engineering, standardisation, and cost optimisation initiatives.

3. Construction Management

  • Oversee contractors’ performance against programme, quality, and safety requirements.
  • Monitor construction progress, identify risks or delays, and propose mitigation and recovery actions.
  • Coordinate interfaces with infrastructure, utilities, public realm, and adjacent developments.

4. Cost, Risk & Change Control

  • Track budgets, forecasts, and variations for assigned residential packages.
  • Review contractor claims, variations, and change requests in coordination with commercial teams.
  • Maintain risk registers and elevate key issues through established governance channels.

5. Handover & Readiness

  • Manage the handover process including testing, commissioning, snagging, and authority approvals.
  • Ensure residential units are completed in line with quality standards and ready for occupancy.
  • Support final account settlement and close‑out documentation.

6. Governance, Reporting & Stakeholder Coordination

  • Prepare regular delivery reports covering progress, cost, risk, and issues.
  • Support governance reviews, technical approvals, and executive reporting requirements.
  • Coordinate with internal stakeholders including planning, design, commercial, operations, and sustainability teams.

7. Health, Safety & Sustainability

  • Ensure contractors comply with health, safety, and environmental requirements on site.
  • Promote sustainability objectives within residential delivery, including energy efficiency, water conservation, and material compliance.
Requirements Qualifications
  • Bachelor’s degree in Engineering, Architecture, Construction Management, or a related discipline.
  • Professional certification (PMP, RICS, CIOB, or equivalent) is an advantage.
  • 7 years’ experience in residential or mixed‑use project delivery.
  • Proven experience delivering apartment buildings, villas, or high‑density residential projects.
  • Experience working on large‑scale developments or mega/giga projects in the Middle East preferred.
