Role Overview
The Senior Manager - Residential Projects plays a critical governance role within the Residential Development Management Office (DMO), leading the planning, coordination, and execution of governance processes across the Residential portfolio.
The role is primarily responsible for end-to-end management and preparation of executive committee submissions (such as N-2 Committee, N-1 Committee, Development Committee & Stage Pate Review Panel, ensuring that all projects are presented clearly, consistently, and in full compliance with Qiddiya governance standards. This role acts as the central point of control for decision‑making processes, enabling leadership to make informed & timely approvals.
Key Responsibilities Committee Presentation Preparation & Executive Submissions (Primary Focus)- Own the preparation and coordination of presentation materials for key governance forums, including; N-2 Committee, N-1 Committee, Development Committee & Board-level submissions (as required)
- Develop clear, concise, and decision‑led presentations
, ensuring logical narrative and alignment across all slides, clear "Ask" and "Decision" articulation & consistency across all committee packs - Consolidate inputs from cross‑functional teams into single, cohesive executive packs on a monthly basis for tender committees.
- Ensure all submissions are delivered on time and to committee standards.
- Ensure all documentation aligns with Qiddiya governance standards, templates decision frameworks.
- Track committee approvals, actions
, and conditions arising from committees and ensure close‑out.
- Ensure all Stage Gate submissions meet governance requirements, including:
- Completeness of documentation according to set deliverables for each Stage Gate.
- Alignment with Central Development Unit (CDU) approved templates and standards.
- Clear articulation of decisions, risks, and recommendations
- Provide quality assurance review of Stage Gate packs prior to submission to ensure high first‑time approval success.
- Track Stage Gate progression, approvals, and conditions across the portfolio;
assisting programming team with inputs to manage project timelines.
- Support leadership by providing clear recommendations and decision frameworks
. Translate complex project data into clear, structured, executive‑level outputs

- Act as the central coordination point between stakeholders including;
Residential Development, Delivery, Commercial, and Cost Planning, CDU, MDU, Strategy, Finance, and other enabling functions. - Ensure all stakeholders are aligned prior to governance submissions to avoid late‑stage changes.
- Facilitate pre‑read discussions, reviews, and alignment meetings ahead of committees.
- Resolve conflicting inputs and ensure a unified position is presented to leadership.
- Prepare executive‑level reports, dashboards, and summaries for senior management and committees.
- Consolidate project updates into structured, decision‑ready formats.
- Ensure accurate and timely reporting of progress, risks, financials, and key milestones.
- Draft meeting minutes and track action items from governance forums.
- Drive continuous improvement of Stage Gate processes, templates, and governance tools.
- Attend monthly Governance PCG & ensure effective dissemination and adoption of CDU governance framework and process changes across the Business Unit
- Introduce standardized checklists and reporting structures to improve efficiency and quality of submissions.
- Enhance first‑time approval rates through proactive quality assurance and stakeholder alignment.

- Senior leadership and governance committees
- Bachelor's degree in Engineering, Architecture, Construction Management, Project Management or related discipline.
- 15 years' experience in real estate development, project management, or PMO/governance roles
- Strong understanding of large‑scale master planned developments and Stage Gate processes, as aligned to the RIBA stages of development.
- Proven experience in executive reporting and stakeholder management.
