Maintenance Director
River Oaks Assisted Living, a Cardinal Senior Living facility.
Locations- 2080 S Telegraph Rd, Bloomfield Hills, MI 48302 (Bradford)
- 500 E University Dr, Rochester, MI 48307 (River Oaks)
Develop, lead, and maintain the maintenance department at The Bradford Senior Living and River Oaks Assisted Living and Memory Care. The incumbent will ensure the facilities are safe, clean, and aesthetically appealing for residents and staff.
Key Responsibilities- Maintain the building in good repair and eliminate hazards related to electrical, plumbing, heating, and cooling systems.
- Perform preventative maintenance duties and complete required monthly documentation; submit reports to the Executive Director.
- Test the fire alarm system and maintain required records.
- Keep heating and air‑conditioning units in good working order, including cleaning of units, vents, and fans as scheduled.
- Perform routine maintenance and repair work, paint and minor carpentry, and order supplies.
- Maintain the outside immediate area of the facility free from debris, including snow and ice removal and cleaning of gutters.
- Maintain the facility in a safe and clean manner; periodically shampoo carpets and strip/wax floors as needed.
- Inspect and change light bulbs, monitor batteries and other equipment in emergency kits.
- Maintain facility vehicles and safety program; ensure vehicles have adequate gas, first aid supplies, and current inspections; assist in transportation of residents to outside appointments.
- Monitor electrical safety of washers, dryers, kitchen appliances, ice machines, and other equipment; inspect and tag all electrical equipment brought by residents for safety.
- Paint, patch, carpet clean, and repair exited rooms as directed by the Executive Director.
- Participate in regular on‑call rotation as assigned.
- Ensure compliance with state and federal facility maintenance, cleanliness, and emergency preparedness guidelines.
- Create and maintain maintenance and housekeeping schedules.
- Order supplies as needed for maintenance and housekeeping.
- Ensure adequate clean linens, towels, and washcloths for residents.
- Supervise assigned staff and coach or counsel staff as required.
- Conduct interviews for maintenance and housekeeping departments.
- Conduct emergency preparedness and fire safety training at new‑hire orientation.
- Perform other duties as assigned by the Executive Director.
- Minimum age: 25 years.
- High School Diploma or equivalent.
- Valid driver’s license.
- Ability to read, write, and speak English fluently.
- Physical ability to walk, bend, climb, sit, stoop, bend, squat, and climb ladders for extended periods.
- Ability to push, pull, and lift up to 150 pounds with assistance as needed.
- Ability to operate large carts, handcarts, appliance dollies, and vacuum cleaners/carpet extractors.
- Demonstrated ability to work independently.
- Experience with standard office software.
- Exposure to moving/rotating machinery (frequent).
- Exposure to blood and body fluid (occasional).
- Exposure to hazardous gas/chemical fumes (occasional).
- Preferred:
Minimum 1 year of directly related experience. - Preferred:
Minimum 1 year of supervisory experience.
