We are currently seeking a seasoned Assistant Property Manager to oversee the daily operations of a designated portfolio of properties in the Rochester, NH area
. The ideal candidate will have experience in property management
, with LIHTC (Low Income Housing Tax Credit) experience highly desired but not required
. This role plays a vital part in maintaining property compliance, maximizing financial and operational performance, and delivering exceptional service to residents.

Key Responsibilities- Ensure compliance with LIHTC and other applicable housing regulations
- Manage rent collection
, financial reporting, and delinquency resolution - Coordinate tenant placement
, renewals, and retention strategies - Maintain and monitor property condition and curb appeal
- Communicate regularly with property owners and stakeholders
- Deliver outstanding customer service to residents, addressing concerns promptly
- Assist in budget preparation and monitor monthly financial performance
- Work closely with leasing, maintenance, bookkeeping, and administrative teams to achieve portfolio goals
- Minimum 2 years of experience in property management
- LIHTC experience and certification (Tax Credit Specialist or equivalent) preferred
- Strong understanding of compliance, tenant income certification
, and HUD guidelines - Excellent interpersonal and communication skills
- Proven ability in marketing and leasing strategies
- Familiarity with property management software (e.g., Appfolio) preferred
