Project Manager

The Project Manager – New Build Multifamily Construction is responsible for the overall planning, coordination, and successful execution of ground-up multifamily residential construction projects from preconstruction through final closeout. This role oversees project budgets, schedules, subcontractors, procurement, quality control, safety, and client relations to ensure projects are delivered safely, on time, within budget, and to the highest quality standards.

The Project Manager works closely with owners, architects, engineers, superintendents, consultants, and subcontractors to drive project success and maintain strong relationships throughout the project lifecycle.

  • Participate in project turnover and preconstruction planning activities.
  • Review contracts, drawings, specifications, and scope of work.
  • Develop project schedules, milestones, logistics plans, and procurement strategies.
  • Identify project risks and implement mitigation plans.
  • Participate in constructability reviews and value engineering efforts.
  • Develop and maintain project budgets and forecasts.
  • Own project financial performance from project startup through closeout.
  • Prepare and maintain budgets, forecasts, and cost reports.
  • Track labor productivity, material costs, subcontractor costs, and contingencies.
  • Review and approve invoices, purchase orders, and pay applications.
  • Manage change orders, pricing, and cost impacts.
  • Identify opportunities to improve profitability and reduce risk.
  • Ensure timely owner billings and subcontractor payments.
Scheduling & Project Execution
  • Develop and maintain master project schedules and look-ahead schedules.
  • Monitor progress and proactively address schedule impacts.
  • Coordinate all trades to ensure efficient workflow and sequencing.
  • Conduct regular jobsite visits to monitor safety, quality, and progress.
  • Support field teams in achieving project milestones and turnover dates.
  • Solicit, qualify, and manage subcontractors and vendors.
  • Conduct subcontractor scope reviews and preconstruction meetings.
  • Monitor subcontractor performance related to safety, schedule, and quality.
  • Coordinate procurement and long‑lead materials.
  • Resolve field conflicts and performance issues as necessary.
Client & Stakeholder Relations
  • Serve as the primary point of contact for owners and project stakeholders.
  • Maintain strong relationships with clients, consultants, and trade partners.
  • Communicate project status, risks, and solutions proactively.
  • Ensure exceptional customer satisfaction throughout the project lifecycle.
Quality Control & Safety
  • Promote and enforce company safety policies and OSHA regulations.
  • Partner with field leadership to maintain quality standards.
  • Minimize rework and punch list items through proactive management.
  • Ensure work is completed in accordance with contract documents and specifications.
Project Documentation & Closeout
  • Manage RFIs, submittals, ASIs, meeting minutes, and project documentation.
  • Oversee project closeout activities, including punch lists and turnover documentation.
  • Ensure warranties, as‑builts, and O&M manuals are complete.
  • Facilitate final owner acceptance and project completion.
Qualifications & Experience Required
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
  • Minimum of five (5) years of project management experience in multifamily or commercial construction.
  • Experience managing ground‑up multifamily residential projects.
  • Strong understanding of wood‑frame, podium, steel, and concrete construction methods.
  • Experience managing projects ranging from $10M to $100M+.
  • Proficiency with Procore, Bluebeam, Microsoft Office, and scheduling software.
  • Valid driver’s license and ability to travel to project sites.
Preferred
  • Experience with affordable housing, market‑rate apartments, student housing, or mixed‑use developments.
  • OSHA 30 certification.
  • Experience with Primavera P6 or Microsoft Project.

  • Excellent communication and relationship‑building abilities.
  • Strong financial acumen and understanding of project cost controls.
  • Ability to manage multiple priorities in a fast‑paced environment.

  • Ability to proactively identify risks and implement solutions.
Work Environment &

Physical Requirements
  • Combination of office and field work on active construction sites.
  • Frequent travel to project locations as required.
  • Ability to walk jobsites, climb stairs and ladders, and navigate uneven terrain.
  • Ability to work in varying weather conditions.
