Position Summary

The Maintenance Mechanic II performs general maintenance duties throughout building and grounds. Responsibilities include light carpentry, electrical work, pipe fitting, plumbing, HVAC, boilers, and snow removal. The role also maintains building security and supports a Culture of Excellence through active participation in neighborhood initiatives.

Essential Job Functions
  • Carries out maintenance duties (repairs, painting, carpentry, and heavy cleaning) as assigned.
  • Performs preventive maintenance duties according to schedule on all Home vehicles and equipment.
  • Keeps daily records of duties performed and submits them to supervisor.
  • Clears snow from walks and parking areas and is on call during winter months.
  • Maintains building security and reports to the fire zone when an alarm sounds.
  • Serves as switchboard backup when necessary.
  • Participates in in‑service education and safety programs.
  • Performs other duties as required by the supervisor or Administration from time to time.
Expectations of the Position
  • Dependable: report to work on time for every scheduled shift (ready to work at the start of shift) and work full scheduled shifts unless physically unable or pre‑approved Paid Time Off (PTO) is requested.
  • Willing and able to work overtime and weekends as required by the position and/or approved by management.
  • Must have reliable transportation to and from work.
  • Must be clean and neat in appearance, displaying a friendly, service‑oriented, team‑oriented and cooperative demeanor and supporting Culture of Excellence initiatives through interactions with co‑workers and members.
  • Abide by work‑related job procedures and organization policies (refer to the Employee Handbook).
Qualifications of the Position
  • Education:

    High school diploma or GED.
  • Experience:

    Two to three years of HVAC, boilers, and general maintenance work preferred.
  • Licenses /

    Certifications:

    Must have a valid NYS driver’s license.
Conditions of Employment
  • Work is performed in a clean, well‑lit, “Home‑Like,” nursing home setting.
  • Employee must be able to perform essential job functions (reasonable accommodation may apply).
Physical Requirements
  • Refer to Physical Requirements form.
  • Must meet the general health requirements set forth by Friendly Home.
  • May be requested to assist in the evacuation of members or perform other procedures to protect the safety of members, visitors, and team members during emergency situations.
