Job Description

Stationary Engineer

Pay Range: $25.25 - $32.15/hour

Job Purpose

Operates and maintains HVAC and mechanical equipment such as computer‑controlled energy management systems, air compressors, diesel powered emergency generators, electrical motors, hot water boilers, and steam boilers to provide utilities for heat, light, power, gas, and domestic water for St. Ann’s Community.

Essential Job Functions
  • Operate & Regulate valves and controls on hot water and steam boilers to supply hot water and steam for Laundry, Dietary, and general domestic requirements.
  • Operate & Regulate emergency electrical generator systems.
  • Operate & Regulate equipment controlling flow of fuel for boilers, fire pumps, and engine‑generators.
  • Operate & Regulate central air‑conditioning units, chillers, refrigeration equipment, and cooling towers.
  • Operate & Regulate steam and hot water boilers as load demands.
  • Monitor & Check water in boiler, expansion tanks, and hot water tanks.
  • Monitor & Check feed water system.
  • Monitor & Check sump pumps.
  • Monitor & Check sewage lifts station operation.
  • Monitor & Check pneumatic control systems.
  • Monitor & Check all supply, exhaust, and air‑conditioning fans.
  • Monitor & Record temperature and pressures of operating equipment.
  • Monitor & Record chemical condition of boiler, heating/cooling loop, and cooling tower water, and as necessary, chemically treat water.
Requirements
  • Maintain a minimum of a class 3 boiler license registered with the City of Rochester.
  • EPA Section 608 Universal Certification.
  • General HVAC maintenance/mechanical/building experience.
  • Ensure that the SAH and WCC boiler rooms and systems, building Management systems.
  • Proper use, recovery and handling of variety of refrigeration types per EPA and Industry standards.
  • Maintain power plant equipment to ensure proper working order through diligent preventive maintenance procedures. All mechanical spaces kept neat, clean, and orderly.
  • Perform preventive maintenance on pumps, motors, fans, and other assigned equipment (oil, grease, lubrication, cleaning, testing, belt and air filter changes, bolt tightening, etc.).
  • Open and close front and rear access doors on fireside of boilers for inspection and repair.
  • Open and close hand‑holes and manholes of waterside of boiler for inspection and repair.
  • Clean fireside of boilers by powered tube cleaning machine, wire brushing, and vacuuming.
  • Open and close end bells of chiller equipment for inspections as necessary.
  • Clean heat exchangers on chiller equipment by powered tube cleaning machine, wire brushing, and power washing equipment.
  • Perform minor maintenance repairs and functions on weekends and during evening and night shift in absence of mechanic.
  • Contact and direct the on‑call maintenance mechanic when deemed necessary.
  • Perform other duties as assigned or required by manager.

Education and Experience Requirements

High school or General Education Diploma (GED); one to two years related experience and/or training; or equivalent combination of education and experience.
