Elmwood Terrace Apartments, a 220‑unit community, is looking for an experienced maintenance professional who is ready to grow into a key leadership role. As our Assistant Service Manager, you'll work alongside an experienced maintenance team, help drive day‑to‑day operations, and play a vital role in creating an exceptional living experience for our residents.

• $23.00 – $26.00 per hour

• Partner with the Service Manager to oversee daily maintenance operations and work order completion
• Coordinate apartment turns, preventative maintenance programs, and scheduling priorities
• Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and general maintenance issues
• Help maintain inventory, tools, equipment, and maintenance supplies
• Assist with training, coaching, and supporting Maintenance Technicians
• Perform property inspections and help ensure Morgan standards are consistently met
• Support emergency maintenance needs through a rotating on-call schedule

• Elmwood Terrace Apartments (220 units)
• Monday – Friday: 9:00 AM – 4:00 PM
• Work directly with the Service Manager and onsite leadership team
• Opportunity to expand your leadership experience while remaining hands‑on with maintenance operations
• Play an important role in driving resident satisfaction, property appearance, and team success

• 2–4 years of apartment maintenance, facilities maintenance, or related experience
• Strong HVAC, plumbing, electrical, appliance, and troubleshooting skills
• HVAC/EPA/CFC Certification strongly preferred
• CPO Certification preferred
• Previous experience leading, mentoring, or training maintenance staff is highly valued
• Valid driver's license and reliable transportation
• A proactive, solutions-focused mindset and commitment to delivering excellent customer service
