Preconstruction Manager

Compensation

Compensation: $130,000 – $160,000 Base Salary Depending on Experience (Bonus Opportunities + Additional Incentives + Full Benefits Package)

We are seeking an experienced Preconstruction Manager to join a growing construction team in the Chicago market. This individual will play a key role in leading the preconstruction process from conceptual budgeting through project turnover while working closely with ownership, design teams, subcontractors, and operations.

• Lead all preconstruction and estimating efforts from initial concept through GMP development
• Prepare conceptual estimates, detailed budgets, quantity takeoffs, and cost analyses
• Coordinate with owners, architects, engineers, and internal operations teams throughout the preconstruction phase
• Solicit and evaluate subcontractor and vendor pricing
• Develop value engineering solutions and cost saving recommendations
• Prepare bid packages, scope reviews, and proposal presentations
• Analyze drawings, specifications, and project documents for completeness and constructability
• Assist with scheduling, logistics planning, and project execution strategies
• Support business development efforts and client relationship management
• Participate in project handoff meetings with operations and field teams

• 5+ years of experience in preconstruction, estimating, or project management within commercial construction
• Experience working on projects within sectors such as healthcare, education, multifamily, industrial, commercial, or mixed use preferred
• Strong understanding of conceptual estimating, budgeting, and construction methodologies
• Ability to manage multiple projects and deadlines simultaneously
• Strong communication and relationship building skills
• Proficiency with estimating software and Microsoft Office Suite
