Pay: $45 - $65

Overtime is 1.5x

Expenses/Travel: all travel reimbursed, will use own vehicle local and expense mileage

Schedule: 40-45 hours per week

Position Summary

A Commissioning Team is seeking a Commissioning Agent to support projects in Washington, D.C. This role will support a broad client base with a focus on mission-critical and data center projects. The Commissioning Agent is responsible for executing commissioning activities, managing projects, and supporting proposal development. This position provides both client and project team leadership, serves as a technical resource for commissioning and building systems, and works to ensure all building systems are successfully commissioned and project issues are resolved.

The Commissioning Agent also supports team development through training, project scheduling, and staffing coordination.

Key Responsibilities
  • Develop and maintain client relationships.
  • Create proposals based on RFPs or owner requests.
  • Set up projects and project documentation.
  • Coordinate scheduling of site visits with contractors and clients.
  • Determine staffing requirements to complete projects.
  • Manage project billing and budgets.
  • Create and/or review Owner Project Requirements (OPR), Basis of Design (BOD) documents, construction plans, and specifications.
  • Review drawings and maintain records of comments.
  • Generate equipment checklists and testing procedures.
  • Lead and attend commissioning meetings.
  • Conduct site visits to complete pre-functional test checklists.
  • Coordinate with subcontractors and project stakeholders.
  • Generate site observation and issues reports.
  • Review equipment submittals and maintain records of comments.
  • Develop custom functional performance test scripts for commissioned equipment using approved submittals and design documents.
  • Coordinate review of testing documentation with the construction team prior to acceptance testing.
  • Conduct site visits to complete functional performance testing.
  • Generate site observation, issues, and final commissioning reports.
  • Deliver presentations as needed.
  • Identify, secure, and manage relationships with outside organizations, potential clients, and project owners.
  • Maintain a high level of client satisfaction through successful project execution to encourage repeat business.
Qualifications
  • Bachelor's degree in construction, engineering, or a related field preferred. Examples include Mechanical Engineering, Electrical Engineering, Construction Science, Construction Engineering, or Construction Management.
  • High School Diploma or GED required.
  • Commissioning certification(s) required (NEBB, BCxA, AABC, or ASHRAE).
  • Professional Engineering (PE) license preferred.
  • OSHA training preferred.
  • Valid driver's license required.
  • Ability to reliably perform the essential functions of the role.
  • Strong verbal and written communication skills.
  • Ability to work independently with minimal oversight.
  • Strong critical thinking, multitasking, and time management skills.
  • Ability to interpret construction drawings and specifications and understand their application to building systems.
  • Understanding of mechanical and electrical systems for commercial, institutional, and light industrial facilities as they relate to commissioning.
  • Advanced knowledge of automation and controls systems, HVAC systems, plumbing, fire alarm/life safety systems, lighting and lighting controls, and testing and balancing.
  • Working knowledge of building energy codes, ASHRAE, ACG, and LEED commissioning requirements.
  • Proficiency with Microsoft Office, AutoCAD, Revit, and Bluebeam.
  • Demonstrated proficiency in all core competencies associated with the role.

Work Environment Requirements
  • Significant travel required (approximately 50% of the time).
  • Must be flexible and able to travel on short notice.
  • Prolonged periods of sitting or standing while working at a computer.
  • Ability to read, write, and communicate effectively in English.
