The Project Manager

The Project Manager is the first responsible leader for the commercial controls, and operational execution of assigned projects. This role owns the project from the execution of the contract through closeout, including scope buyout, material procurement, supplier coordination, schedule management, labor resources, risk management, change-order administration, client communication, and overall project delivery. Once work is awarded, the Project Manager partners closely with field leadership, design partners, subcontractors, vendors, and the client to deliver a safe, high-quality project that meets schedule, budget, and client expectations.

This position requires a disciplined, humble, and highly organized leader who communicates clearly, listens well, and follows through with urgency and professionalism.

Work is planned and executed with zero compromises to safety, full compliance with applicable regulations, and a culture of care for employees, subcontractors, vendors, clients, inspectors, and the surrounding community.

Schedule

Project milestones, procurement activities, and completion dates are actively managed and achieved in accordance with the contract and project schedule.

Quality

Work is delivered to the required standard with strong field coordination, minimal punch-list disruption, and reduced warranty exposure.

Client Experience

Communication is proactive, transparent, and solution-oriented so that owners, design teams, and stakeholders remain informed and confident throughout the life of the project.

Budgets are controlled, change management is documented, billing is accurate, and the project meets expected gross profit or fee targets.

Core Responsibilities Project Planning and Schedule Management
  • Develop and maintain project schedules in collaboration with field leadership and align them with contract requirements, procurement milestones, and budget assumptions.
  • Prepare and maintain procurement logs to ensure long-lead materials, vendors, and subcontractors are engaged on time.
  • Coordinate schedules and responsibilities across architects, designers, engineers, subcontractors, suppliers, inspectors, and internal teams.
  • Conduct regular project meetings and provide progress updates regarding cost, timeline, risks, and next steps.
Client, Design Team, and Stakeholder Management
  • Build and maintain positive working relationships with clients, design teams, subcontractors, vendors, and internal stakeholders.
  • Lead owner or client meetings and ensure decisions, action items, and outstanding issues are documented and followed through.
  • Communicate scope clarifications, schedule updates, change-order requests, and project status in a timely and professional manner.
  • Promote a collaborative team approach that supports satisfaction, trust, and successful project outcomes.
Commercial Controls, Contracts, and Change Management
  • Draft and submit budgets based on the scope of work and resource requirements, and manage project costs to budget.
  • Support the preparation, execution, and administration of contracts and subcontracts.
  • Negotiate, price, and document change orders in accordance with contract terms, and ensure full backup and approvals are received.
  • Prepare, review, or approve pay applications and related billing documentation as required.
  • Manage all scope, schedule, and cost impacts with appropriate notice, documentation, and internal visibility.
Subcontractor, Supplier, and Vendor Management
  • Identify the most suitable subcontractors, suppliers, vendors, and materials for each project.
  • Solicit multiple bids where appropriate, conduct scope reviews, and compare proposals for completeness, qualifications, and value.
  • Negotiate pricing and commercial terms to secure the best value while protecting quality and schedule.
  • Maintain strong vendor and subcontractor relationships and an organized contact directory.
  • Coordinate subcontractor and supplier performance through procurement, execution, and closeout.
Risk, Quality, Compliance, and Field Coordination
  • Obtain or coordinate permits, approvals, and other regulatory prerequisites required for construction.
  • Conduct risk assessments, develop contingency plans, and proactively manage project constraints or delays.
  • Ensure work is performed in compliance with contract documents, building codes, safety requirements, and applicable regulations.
  • Make regular site visits to monitor progress while collaborating with the field operations manager.
  • Address issues quickly by gathering facts, involving the right people, and driving practical solutions.
Documentation, Technology, and Organization
  • Maintain complete and organized project files, including proposals, budgets, contracts, subcontracts, RFIs or RFPs, change orders, schedules, drawings, revisions, correspondence, and closeout documentation.
