JOB SUMMARY: Under the direction of the Assistant Superintendent for Administrative Services, the Director of Building, Operations and Maintenance is responsible for the management and direction of building maintenance, facility renovations, custodial, grounds keeping, participation in facilities planning and safety/security services.

ESSENTIAL FUNCTIONS:

  • Direct all aspects of maintenance and operations services in support of the District's mission and strategic goals.

Development and administration of procedures, systems, and controls for improvement of efficiency and minimization of operating costs relating to occupancy and use of buildings and grounds.

  • Provide for regular inspection and evaluation of district facilities; prepares long and short-range plans for maintenance, repair, and site improvement projects.
  • Work in combination with the Assistant Superintendent for Administrative Services to provide supporting services and assistance during the planning, construction, and completion phases of new construction and facilities improvement projects.
  • Ensures compliance with applicable federal, state, and local mandates governing environmental protection, hazards to buildings and building occupants, public safety, and access compliance.
  • Direct and manage departmental expenditures and ensures prudent fiscal management in the application of assigned funds.
  • Administer the assignment and distribution of BMO personnel; provides ongoing reviews of organizational structure, staffing, and departmental policies and procedures.

Determination of priorities and schedules for maintenance programs on the basis of fund availability and established priorities.

Work with architects and Director of Purchasing in establishing bid specifications for work to be accomplished under contract.

Make recommendations, together with Assistant Superintendent for Administrative Services
, for the employment, promotion, and dismissal of maintenance and custodial employees.

Review status of Life Safety Code work being completed in the District.

Supervise the operation of the District's maintenance barn.

Periodically visits and assesses the physical conditions of all district facilities.

Perform other job-related duties as may be assigned by the Assistant Superintendent for Administrative Services.

PHYSICAL ACTIVITY: Occasionally lifting, pulling or pushing during the normal performance of tasks and responsibilities is required. The work requires frequent walking and standing.

WORK ENVIRONMENT: Work is performed in an environment where unusual temperature, noise and hazards are relatively nonexistent.

QUALIFICATIONS:

EDUCATION

  • Bachelor's Degree, preferably in engineering, engineering administration or industrial engineering.

EXPERIENCE

  • Minimum of five years successful leadership experience in related engineering activities, such as building construction, maintenance and repair work.
  • Experience in school building grounds operations and maintenance is desirable.

OTHER

SKILLS AND ABILITIES:

  • Ability to develop and administer effective and efficient custodial and preventive maintenance programs.
  • Ability to function effectively as a member of the district's administrative team.
  • Excellent communication and listening skills.
  • Enthusiasm for team leadership to motivate high standards and continuous improvement.
  • Demonstrated knowledge of best practices in operations and maintenance.

Terms of Employment: Salary is based upon LUDA market comparisons as determined by the Superintendent. Twelve month work year.

Evaluation: Performance of this job will be evaluated in accordance with provisions of the Board's policy on evaluation of professional personnel.

Salary Range: $140,000.
