Forward Planning Manager

Job Description

The Forward Planning Manager is responsible for establishing schedules and coordinating the timely planning and opening of new communities from due diligence through public grand opening, ensuring published performance measures are achieved. As a division team member, the manager provides premier customer experience by ensuring an organized community roll‑out, superior communication, and an exceptional value proposition.

Responsibilities
  • Implement the “Community Opening Checklist/Schedule” to identify critical‑path items from due diligence through opening sales, ensuring on‑time start and opening of a new community or phase.
  • Act as a liaison among all division department heads (Construction, Purchasing, Finance, Sales, Marketing, Land Acquisition, Development) to coordinate and direct the successful opening of a new or repositioned community or phase.
  • Conduct weekly meetings to track and update progress of each item in the checklist/schedule and coordinate timely completion with division heads and consultants.
  • Demonstrate patience, enthusiasm, and superior communication in all interactions with internal and external customers, resolving open deliverables promptly.
  • Work in tandem with the Land Team to project viable community opening dates for lot deliveries, construction starts and grand openings and review due‑diligence documents.
  • Work with consultant teams to prepare and process improvement plans, final maps, design reviews, and model homes for jurisdictional approval.
  • Coordinate with Purchasing, Sales and Division President to review and update architectural plans and amenity/open‑space plans to comply with CCR or municipal requirements.
  • Provide input on and implement the design created for the overall community appearance and features to reflect the vision, including signage, community details, colors, street names, logo, common area features, landscaping and amenities.
  • Conduct community roll‑out meetings with division associates to provide premier communication and set expectations on details of the new community or phase opening.
  • Coordinate activities to open the community/phase, such as product lot fit, build order, securing approvals/permits for off‑site signage, sales and construction trailers/Welcome Home Centers, and ensuring ADA compliance.
  • Work with architects on the design of Welcome Home Centers and provide documentation to construction for build‑out.
  • Serve as board member of HOA associations.
  • Perform other duties assigned by the supervisor.
Requirements
  • Minimum high school diploma or equivalent required.
  • Bachelor’s degree (B.A. or B.S.) in Business or a related field from a four‑year college or university, or equivalent combination of education and experience.
  • Ability to understand municipal permitting processes and HOA requirements.
  • Ability to assess and interpret both land development and construction plans.
  • Project management experience preferred.
  • Knowledge of architecture and home designs.
  • Strong interpersonal skills.
  • Computer literacy (word‑processing, spreadsheet analysis, project scheduling).
  • Valid driver’s license and auto insurance.
  • Excellent verbal and written communication skills.
  • Extremely organized and able to think strategically.
Physical & Office/Site Presence Requirements

Must be able to operate a motor vehicle and have finger dexterity to operate a computer keyboard and calculator. Must be physically present onsite for the project duration.

Compensation & Benefits

Base compensation ranges from $84,505.92 to $126,037 annually, subject to adjustments based on qualifications, geographic differentials, and business considerations. Employees may also qualify for bonuses, commissions, and the company's benefits package in accordance with Company Policy. This overview is subject to change.
