We’re looking for a hardworking maintenance technician to join our team! You’ll work mostly in the field, attending to the service requests of our mostly single-family renters and some apartment tenants. You will operate independently and will be responsible for assessing the issues and determining the best course of action that balances the needs of the tenants with the duty to the owner.
The ideal person for this job is a reliable team player and a problem solver who has some prior maintenance experience. Compensation: $52,500 - $72,500 per year, + PTO, Medical Allowance, and Mileage Responsibilities:
• Preventative Maintenance Change HVAC filters Test smoke and carbon monoxide detectors Replace detector batteries Adjust garage door sensors Replace refrigerator water filters Check irrigation systems Replace sprinkler heads
• General Repairs Touch up caulking around tubs, sinks, and windows Patch small drywall holes Texture and paint drywall repairs Touch-up interior paint Replace damaged trim Install shelving Replace closet rods Repair cabinet doors Replace cabinet hardware Replace door hardware Adjust doors that don't latch properly Replace weather stripping Install door sweeps Replace blinds Replace window screens
• Plumbing (Minor) Install house numbers Replace faucets Replace shower heads Replace toilet fill valves Replace toilet flappers Replace wax rings Replace angle stops Install garbage disposals (if within company policy and skill level)
• Electrical (Minor) Repair leaking P-traps Replace light fixtures Replace ceiling fans Replace switches Replace outlets Install GFCI outlets Replace smoke detectors Replace exhaust fans
• Appliance Work Replace light bulbs Install dishwashers Install microwaves Install ranges Replace refrigerator ice maker lines Adjust appliance doors Replace appliance hoses
• Exterior Clean refrigerator coils Fence repairs Gate adjustments Replace fence boards Repair loose deck boards Install address signs Replace exterior light fixtures Pressure wash driveways Turnover Work This is where an in-house team often creates the most value. Complete move-in inspections Complete move-out inspections Perform annual inspections Create repair estimates Photograph maintenance issues Recommend capital improvements Identify safety hazards These are just examples of what you might be asked to do - You do not have to know or have experience doing all of them. The most important thing is that you know when a job is too big or not safe, so that the job can be assigned to a contractor.
Qualifications:
• Stellar communication skills, attention to detail, and work ethic
• Should be able to demonstrate understanding of heating and air conditioning units, plumbing systems, and electrical systems
• Over 2 years of maintenance experience Must be able to follow and maintain a schedule Must be able to be flexible as priorities shift Must be willing to communicate changes in real time Must track time and expenses for billing purposes Compensation: $52,500 - $72,500 yearly
