Operations Manager
Community Construction Group, LLC is seeking an exceptional Project Engineer to analyze architectural plans/specs for multi-family renovation projects and assist the project teams from estimating through buyout, execution and final construction completion. The Project Engineer will be responsible for developing project scopes, soliciting bids from qualified subcontractors, reviewing subcontractor proposals and assisting with final subcontractor selection. Additional duties will involve reviewing subcontractor submittals and submitting final versions to the project architect, creating RFIs from plan and scope review and working with the Project Manager to buy out, schedule and oversee multiple projects.
The candidate must provide daily support to the Project Manager and Superintendent, have intimate project knowledge, and have a thorough understanding of the project management processes (RFI’s, COR’s, Scheduling, etc.) and project accounting processes. The candidate must have excellent communication (verbal and written), negotiation, organizational, time management, problem-solving and computer skills. The ideal candidate should be self-motivated and a quick learner to thrive in a dynamic and fast-paced work environment.
- 1. Gain thorough understanding of business through interaction with senior level Project Managers and Superintendents.
- 2. Review architectural drawings and specifications for assigned projects, develop an initial scope document and establish the project in multiple bid solicitation software platforms. Perform takeoffs through OnScreen OST as required.
- 3. Organize and review subcontractor/vendor bids and perform bid leveling on received bids. Request additional information as needed from the subcontractors and vendors and present the finalized bid comparison to the Project Manager.
- 4. Assist the Project Manager in performing buyout of the job and coordinating subcontract and vendor PO creation with the Project Administration team.
- 5. Assist the Project Manager with creation of the project schedule in Microsoft Project.
- 6. Collect, review, and provide all necessary submittals and cut sheets to architect through Procore.
- 7. Collect, review, and respond to subcontractor RFIs; compile and submit RFIs to architect through Procore.
- 8. Create RFIs identified through review of the project scope, drawings and execution of the project and submit in Procore.
- 9. Attend pre-construction meetings and collaborate with the Project Manager throughout the entire project to drive it to completion and exceed customer expectations.
- 10. Request and compile material and labor pricing to finalize change order requests.
- 11. Create and maintain project logs and status reports as required by the Owner.
- 12. Assist Project Manager and Project Administration team in collecting and reviewing monthly subcontractor pay applications and vendor invoices.
- 13. Assist Project Manager and Project Administration teams in collecting the information necessary to submit monthly project pay application packages to the Owner.
- 14. Communicate effectively and professionally with internal peers and executives, subcontractor and vendors, as well as customer representatives of all levels.
- 15. Complete tasks according to the assigned schedule while delivering high-quality work products.
- 16. Develop and build relationships with sub-contractors, vendors and customers.
- 17. Schedule and conduct review meetings with senior-level Project Managers to assess project status and provide feedback.
- 18. Create and disperse O&M manuals and close out documents.
- 1. Associate or 4-year college degree, preferably with a major in Building Construction or related field.
- 2. Prior work experience in the construction industry is strongly preferred, as well as holding a working knowledge of the estimating and management of construction jobs.
- 3. Excellent knowledge and experience with the Microsoft Office suite of products (includes Word, Excel, Outlook, etc.). Experience with Microsoft Project is preferred.
- 4. Experience with or knowledge of Procore is preferred.
- 5. Experience with or knowledge of On-Center OST or other digital take-off or estimating software application(s) is preferred.
- 6. Must have demonstrable experience in using out-of-the-box thinking to solve customer problems.
- 7. Must be self-motivated, detail-oriented, and willing to work hard in a fast-paced, dynamic environment.
- 8. Must work well independently or in a team environment.
- 9. Excellent communication (verbal and written), negotiation, time management, organizational and problem-solving skills required.
- 10. Ability to prioritize tasks and make decisions within established guidelines and policies is a must.
