About The Role
The Senior Maintenance Technician is responsible for overseeing the daily maintenance, operation, and reliability of three commercial medical office buildings. This hands‑on position requires strong technical knowledge of commercial building systems, including HVAC, plumbing, electrical, life safety, and general building infrastructure. The ideal candidate is a highly skilled facilities professional with experience in commercial or healthcare environments who can work independently, troubleshoot complex building issues, coordinate vendors, and help ensure a safe, efficient, and compliant environment for tenants, patients, and staff.
This role plays a critical part in maintaining building operations, and supporting tenant satisfaction through proactive maintenance and operational excellence.
- Perform advanced troubleshooting, repair, and maintenance of HVAC, electrical, plumbing, mechanical, and building systems
- Complete and manage work orders using maintenance management/work order software
- Conduct routine inspections, preventive maintenance, and operational assessments of building equipment and systems
- Monitor building performance and identify opportunities to improve reliability, efficiency, and preventative maintenance practices
- Respond promptly to building emergencies, critical alarms, and tenant service requests
- Coordinate and oversee third‑party vendors and contractors to ensure quality work and compliance with building standards
- Support building operations including life safety systems, generators, domestic water systems, lighting, and general facility infrastructure
- Assist in maintaining compliance with applicable safety regulations, healthcare standards, and company policies
- Maintain accurate maintenance records, inspection logs, and inventory of tools, supplies, and replacement parts
- Communicate professionally and effectively with tenants, property management, vendors, and internal stakeholders
- Assist with special projects, capital improvement initiatives, and operational planning
- Participate in an on‑call rotation and respond to after‑hours emergencies as required
- High school diploma or GED required; technical or vocational training in maintenance‑related fields preferred
- Valid driver’s license and reliable transportation
- Minimum of 5 years of related maintenance experience; preferably in healthcare, commercial real estate, or hospital environments
- Strong working knowledge of HVAC, electrical, plumbing, mechanical, and life safety systems
- Experience troubleshooting commercial building systems and coordinating repairs independently
- EPA/CFC certification strongly preferred; additional certifications in HVAC, electrical, plumbing, or building systems are a plus
- Experience using CMMS or maintenance/work order management software preferred
- Ability to read and interpret building plans, technical manuals, and equipment documentation
- Strong organizational skills with the ability to prioritize multiple tasks in a fast‑paced environment
- Excellent communication and customer service skills
- Must be located in Austin, Pflugerville, or Round Rock, TX area with availability for after‑hours emergencies and participation in on‑call rotation
- Must be in office, on‑site, 5 days a week and drive to the various properties with employee owned vehicle, as needed
- Ability to lift at least 50 pounds, climb ladders/stairs, and perform extensive walking
