- Recruit, hire, train, and supervise all maintenance associates and conduct regular performance appraisals, providing feedback with the assistance of the Community Manager.
- Ensure that the community and its grounds remain in good repair and provide a safe, attractive environment for residents.
- Inspect the community and grounds regularly to identify areas needing repair.
- Maintain grounds, coordinate lawn service and other outdoor services from approved vendors as needed.
- Set up and maintain the Community Compliance Manual according to specifications.
- Respond to all repair requests and maintenance concerns from residents and staff.
- Prepare apartments for new residents.
- Ensure proper removal and disposal of trash.
- Keep all maintenance items in a secure area to prevent injuries to residents, associates, and visitors.
- Maintain availability to residents, management, and staff on a regular, predictable basis.
- Attend required meetings and training programs.
- Follow all safety/OSHA requirements.
- Demonstrate regular attendance and punctuality.
- Perform additional duties as assigned.
- High school degree or equivalent (required).
- 2–5 years of previous maintenance experience, preferably in a multi‑family housing environment.
- Personnel supervisory experience is preferred.
- HVAC, EPA, and/or CPO certifications may be required depending on staffing levels.
- Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.
- Proficiency in computer skills such as Ops Technology and e‑mail.
- Availability to work days and evenings, weekdays, and weekends.

- Ability to work successfully on a team.
- Clear oral and written communication skills.
- Walking, bending, reaching, climbing, and lifting up to 80 lbs.
- Work with mechanical and electrical equipment, including hazardous materials.
- Comfortable with heights and moving heavy objects.
