Position: Building Inspector I (Housing & Dangerous Buildings)

Position Overview

Building Inspector I/II/III – performs rule‑specific inspection activities on new building projects, alterations, and repairs to enforce codes, ordinances, and standards for compliance. Depending on qualifications, incumbents may be assigned to any one or any combination of the following inspection discipline areas:

  • Plumbing/Mechanical Specialty Inspection

  • Multi‑Family Residential and Light Commercial Combination Inspection

Responsibilities

Building Specialty Inspection: inspects residential and commercial construction, ensuring methods, practices, materials, codes, ordinances, and policies used in construction work conform to building construction standards.

Plumbing/Mechanical Specialty Inspection: inspects residential and commercial construction, ensuring plumbing and mechanical methods, practices, materials, codes, ordinances, and policies used in construction work are correct.

Electrical Specialty Inspection: inspects residential and commercial construction, ensuring electrical methods, practices, materials, codes, ordinances, and policies used in construction work are correct.

Roofing Combination Inspection: inspects roofing installations on one‑, two‑, and three‑family residences, multi‑family, and commercial buildings, including incidental building, plumbing, mechanical, and electrical inspections.

Residential Combination Inspection: inspects building, plumbing, mechanical, electrical, and roofing installations on one‑, two‑, and three‑family residences to ensure compliance with applicable codes and ordinances.

Multi‑Family Residential and Light Commercial Combination Inspection: inspects building, plumbing, mechanical, electrical, and roofing installations on specific types of permits for multi‑family and commercial buildings qualifying for Light Commercial inspections.

Residential Combination & Structural Plan Review: reviews all building plans and supporting materials for one‑, two‑, and three‑family dwellings, prepares correction notices for plan deficiencies, and inspects all work, including complex installations, supporting fast‑track construction.

Non‑Structural Building Plan Review: reviews complex building plans for commercial and multi‑family buildings, prepares correction notices for deficiencies, and inspects all work, assisting other inspections disciplines.

Plumbing/Mechanical Plan Review: reviews all building plans and supporting materials for plumbing and mechanical installations, prepares correction notices, and inspects all work, including complex installations.

Electrical Plan Review: reviews all building plans and supporting materials for electrical installations, prepares correction notices, and inspects all work, including complex installations.

Project Management: develops and administers construction or plan‑review contracts, inspects construction for compliance with plans and specifications, manages and coordinates City or private‑venture projects from conception through completion, and expedites approvals, permits, and inspections.

Enforcement Case Management: investigates complaints to determine code deficiencies, manages contracts for demolition or repair of deficient structures, and coordinates with agencies in case management.

During all assignments, building inspectors receive direct and lead supervision from a Supervising Building Inspector or higher‑level personnel. They perform duties such as identifying and enforcing code violations, inspecting work and materials for compliance, preparing reports, assisting the public, entering data into the Automated Permit System, performing basic plan review, routing, and project management activities, issuing permits, filing notices, and maintaining professional relationships with staff and the public.
