Job Description

Under general direction of the Maintenance Supervisor, performs advanced journey level duties in the areas of Facilities Systems Maintenance and/or Fire Life Safety to ensure that all building systems function in a reliable and safe manner and to ensure compliance with all fire and building codes and to perform specialized and skilled work in the installation, repair, and maintenance of alarm, electronic and utility systems.

The Facilities Coordinator will assign, direct, and oversee the work of subordinate employees and/or outside contractors; and to perform related duties as required by business needs.

Essential Areas of Responsibility

Facilities Maintenance: performing the more complex building system duties and providing technical and functional direction to maintenance workers. Incumbents perform highly skilled and specialized work related to the operation, maintenance and repair of hydraulic systems, pumps, condensers, compressors, commercial chillers, cooling towers, furnaces, boilers and related mechanical and electrical equipment existing in Sacramento Housing and Redevelopment Agency (SHRA) facilities. Fire Life Safety: performs the more complex duties and provides technical and functional direction to maintenance workers.

Incumbents perform highly skilled and specialized work related to the installation, operation, maintenance and repair of fire-life safety, burglary, CCTV and controlled access entry systems and related mechanical and electrical equipment used in Sacramento Housing and Redevelopment Agency (SHRA) facilities.

Education & Experience

Any combination of experience and education that would be likely to provide the required knowledge and abilities could be qualifying, as determined by the Agency. A typical way to obtain the knowledge and abilities would be:

Experience:

Minimum two years of full-time experience operating, maintaining, repairing, and installing heating, ventilating, air conditioning, refrigeration, power systems, water treatment, water and stream pressure boilers, Fire and Life Safety code compliance, inspections, service and maintenance across a broad spectrum of fire and life safety systems.

Education:

A High school diploma or equivalent is required. Preferred: A certification or higher in Mechanical-Electrical-Technology from an accredited college or Career School which has a comparable curriculum Or: A certificate of completion from a Federal/State approved Stationary Engineer apprenticeship program Licenses and Certificates:
Required at time of appointment and to maintain a valid California Driver License, Class C or higher. Failure to obtain and/or maintain the appropriate California Driver License may constitute cause for personnel action in accordance with SHRA vehicle usage policy. Individuals who do not meet this requirement due to disability will be reviewed on a case-by-case basis. Facilities Maintenance:
Must have a Refrigerant Transition and Recovery Certification as a Universal Technician as mandated by the U.S. Environmental Protection Agency is required at the time of appointment. Failure to maintain the required certification may constitute cause for personnel action. Fire Life Safety:
Must have the ability to obtain any license, certification, or any other mandated training as directed by the Local Fire District or State Fire Marshall, subject to approval by the Department Head

Principles pertaining to the operation, maintenance, repair and installation of HVACR, lighting, mechanical, electrical and piping systems, fire life safety, burglary, CCTV, and controlled access entry systems. Methods, tools, materials and equipment used in the operation, maintenance, repair and installation of HVACR, fire life safety, lighting, and related equipment Pneumatic and Direct Digital Controls for HVACR equipment Preventive maintenance of chemicals and other materials used in boilers, chillers, cooling towers and similar equipment Energy conservation products and techniques Preventive maintenance procedures and materials used for fire-life safety, burglary, CCTV and controlled access entry systems Office procedure, methods and equipment including computers and applicable software applications such as word processing, spreadsheets, databases and other specialized applications related to the area of assignment English usage, spelling, grammar and punctuation Ability to:
Understand and follow verbal and written instructions Read, interpret and work from plans, drawings and specifications, including but not limited to, building, blueprints and electrical drawings Use testing equipment for electronics, pneumatics, air-flow, speed, etc. Use welding equipment, small power tools such as saws, drills, grinders, etc., and hand tools Learn to analyze situations accurately and take effective action Maintain records and generate reports Read, write and speak English at a level…
