Position: Part Time Make Ready

Make

Ready

The Make Ready is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Make Ready works under the supervision of the Maintenance Supervisor and Community Manager and may assist with special projects.

Essential Duties & Responsibilities
  • Community Maintenance
  • Regular/daily onsite attendance is required
  • Ensure make-ready units meet property standards before new residents move in, including repairing or replacing fixtures, painting, installing new appliances, and checking plumbing and electrical systems
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for community common areas and make-ready units
  • Assist with scheduling and performance of all maintenance/repair-related turn events
  • Assist in daily cleanup of exterior of the community, including grounds, buildings, breezeways, and all common areas
  • Perform swimming pool maintenance and cleaning and maintain chemical logs
  • Inspect grounds, buildings, and other community features daily to identify hazards or liability concerns
  • Maintain a preventative maintenance program to extend the life of the community
  • Understand and follow Asset key policy
  • Maintain organized maintenance shop and follow safety standards and OSHA guidelines
  • Assist Maintenance Supervisor with hazard communications program; promote safe work practices
  • Participate in unit inspections as requested
  • Monitor inventory of equipment and supplies as requested
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit(s)
  • Report violations of community rules to Maintenance Supervisor/Community Manager
  • Utilize resources economically
  • Perform additional tasks as requested by Maintenance Supervisor and Community Manager
  • Customer & Resident Relations: manage excellent customer service and monitor service request turnaround
  • Project a favorable image of the community to achieve property objectives
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies delegated by supervisor
Education/Experience
  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regularly move about to accomplish tasks and move between work sites
  • Must be able to ascend/descend ladders, stairs, ramps, etc., work in various environments, lift and move objects up to 100+ lbs., operate equipment, work overtime/weekends/night hours as needed
  • Occasionally remain in a stationary position for prolonged periods
License/equipment
  • Must have reliable transportation due to the emergency on-call requirement

Salary Range: $15 per hour to $17 per hour
