The Lead Maintenance Technician is responsible for overseeing and executing all aspects of the hotel's maintenance operations, including HVAC, plumbing, electrical systems, life safety, and energy management. This role ensures the property's physical infrastructure is well‑maintained, compliant with safety and brand standards, and operating efficiently. The Lead Maintenance Technician leads the maintenance team, coordinates with vendors and contractors, and partners with hotel leadership to support a safe, comfortable, and well‑functioning environment for guests and team members.

Job Responsibilities:
  • Work closely with the General Manager and Housekeeping team to conduct daily property inspections, identifying current and potential safety, cleanliness, and maintenance needs.
  • Remain on‑call 24/7 to address urgent maintenance issues or emergencies as needed.
  • Review and prioritize maintenance requests and work orders using the company’s digital maintenance platform.
  • Troubleshoot, perform, and supervise maintenance and repair work for systems including, but not limited to:
  • HVAC and refrigeration
  • Plumbing and water treatment
  • Electrical systems and switch rooms
  • Life safety and fire protection systems
  • Emergency generators and backup systems
  • Kitchen equipment and lighting
  • Guestroom A/C units, ice machines, water softeners, and roof exhausts
  • Maintain and oversee a preventive maintenance schedule for all hotel areas, including guestrooms, public spaces, meeting rooms, back‑of‑house areas, and equipment.
  • Log all completed work, inspections, and repairs in the Naples Hotel Group maintenance platform.
  • Track and maintain inventory of tools, parts, and supplies; order materials as needed to support department operations.
  • Develop and manage the maintenance department’s annual budget in alignment with company goals.
  • Obtain bids and oversee vendor contracts for services such as landscaping, equipment maintenance, and other outsourced facility needs.
  • Ensure the exterior and grounds of the property are clean, well‑maintained, and visually appealing.
  • Oversee pool maintenance, including water quality, cleanliness, and chemical levels, in accordance with health and safety regulations.
  • Coordinate with local inspectors (fire, health, safety, and building) to ensure regulatory compliance.
  • Hire, train, schedule, and supervise maintenance staff to ensure efficient and effective operations.
  • Maintain cleanliness and orderliness in all maintenance work spaces, storage rooms, and mechanical areas.
  • Respond to emergencies quickly and follow established safety and emergency procedures.
  • Attend and actively participate in weekly management meetings.
  • Respond promptly and professionally to emails, voicemails, and internal or guest‑related maintenance inquiries.
  • Follow hotel policies related to lost and found, guest confidentiality, and internal communications.
  • Collaborate with other departments to resolve service issues efficiently and ensure a seamless guest experience.
  • Promote safety for guests and staff by following key control procedures, reporting hazards, and completing safety trainings and certifications.
  • Must maintain a professional appearance in accordance with company standards.
  • Additional responsibilities may be assigned as needed to meet evolving business demands.
  • EPA Universal Certification or CPO (Certified Pool Operator) certification is a plus.
Job Qualifications:
  • Minimum 1 year of experience as a Lead Maintenance Technician, or 2–3 years as a facility engineer in a hospitality or commercial property environment.
  • Strong working knowledge of plumbing, electrical, HVAC, refrigeration, carpentry, painting, drywall repair, and general building systems.
  • Familiarity with OSHA regulations, and local, state, and national building codes.
  • Experience with preventive maintenance programs and equipment operation protocols.
  • Ability to communicate effectively in both verbal and written form with guests, team members, and contractors.
