Job Overview
Thies & Talle Management, Inc. is seeking a full‑time Maintenance Technician to work at four apartment communities located in St. Cloud and Cold Spring, MN. Responsibilities include maintaining apartments, common building systems, grounds, and apartment turnover. The role requires customer service skills, appliance repair, plumbing, electrical, carpentry, and on‑call availability. Wage depends on experience. Excellent benefits. Equal Opportunity Employer.
Essential Duties and Responsibilities- Serve as primary on‑call technician for emergency maintenance and resident requests.
- Maintain exterior and interior property: lawn care, painting, window screening, roof, parking lots.
- Keep occupied units compliant with codes and ready for rent: repair appliances, plumbing, electrical, HVAC, walls, flooring, sprinkler, locks.
- Perform snow and ice removal (snowblowing, shoveling, salting).
- Replace unit locks, secure premises during turnovers.
- Coordinate and supervise subcontractors.
- Maintain equipment (lawnmowers, tractors, snowblowers, chainsaws).
- Purchase approved supplies.
- Diagnose and troubleshoot mechanical, electrical, plumbing, and HVAC issues.
- Assist with periodic unit inspections for short‑term repairs and long‑term replacement needs.
- Purchase and gather parts and materials.
- Schedule painters, carpet installers, and other contractors.
- Maintain paperwork: invoices, service requests, timesheets.
- Haul material to landfill.
- Consult vendors for best value.
- Stay updated on changing codes and implement changes.
- Communicate with management about maintenance needs and tenant issues.
- High school diploma and 2‑3 years of experience as a general maintenance mechanic or related occupation.
- Driver’s license and reliable transportation.
- Experience in appliance repair, plumbing, electrical, carpentry, and heating equipment.
- On‑call availability; ability to be within 50 miles of site.
- Ability to read and complete documentation; strong communication skills with residents and agencies.
- Basic math skills.
- Self‑motivation, multitasking, independent work, prioritization, confidentiality, and relationship building.
- Physical ability to lift up to 75 pounds, work in cramped positions, and perform manual tasks.
The role requires working outdoors in various weather, moderate noise, potential contact with unsanitary conditions, and handling utilities hazards. Employees must be able to stand, walk, bend, kneel, crawl, climb stairs, and lift up to 75 lbs.
