Facilities Maintenance & Special Services Technician /Floater

At 4M Building Solutions, we do more than just clean; we provide comprehensive building solutions. We are expanding our team to include a dedicated Facilities Maintenance & Special Services Technician. This role focuses on breathing new life into commercial facilities, performing specialized restoration services, and handling both indoor and outdoor maintenance tasks that go far beyond standard janitorial duties.

We are looking for a highly skilled, hands-on professional to handle a diverse range of special projects. The ideal candidate has a background in the trades (e.g., carpentry, painting, flooring, landscaping) and takes pride in transforming and maintaining commercial spaces. You will work independently and as part of a specialized team to bring facilities back to life, keep them up to date, and ensure they function at their best.

• Floor Care & Restoration:
  Perform advanced floor care services, including stripping, waxing, buffing hard surface floors, and deep commercial carpet extraction.
• Building Maintenance & Repairs:
  Perform light carpentry, drywall repair, interior/exterior painting, and basic plumbing/electrical fixes (e.g., changing ballasts, fixing leaky fixtures).
• Specialty Cleaning Services:
  Execute high-reach window cleaning, pressure washing, exterior building washdowns, and gravel washing.
• Outdoor Property Maintenance:
  Maintain the exterior appearance of facilities, including seasonal landscaping, litter removal, parking lot sweeping, and pressure washing walkways.
• Project Preparation:
  Prepare facilities for special client events, move heavy furniture, and assist with modular furniture reconfiguration.
• Equipment Management:
  Safely operate, maintain, and troubleshoot industrial-grade equipment (e.g., floor scrubbers, pressure washers, aerial lifts).
• Safety & Compliance: strictly adhere to all OSHA safety standards, utilize proper Personal Protective Equipment (PPE), and manage hazardous materials or chemicals safely.

• Experience:
  
  2-4 years of proven, hands-on experience in building maintenance.
• Trade
  
  Skills:
  
  Strong working knowledge of hand/power tools, painting, drywall, carpentry, and basic plumbing/electrical systems.
• Physical Capability:
  Ability to lift up to [50-75] lbs, stand/walk for extended periods, climb ladders, and comfortably work outdoors in varying weather conditions.
• Certifications (Preferred but not required):
• OSHA 10 or 30 Certification
• Aerial/Scissor Lift Certification
• Certification in hard floor and carpet care (IICRC a plus).
• Work Ethic:
  Self-motivated, highly organized, and capable of managing multiple projects with high attention to detail.

• Must be at least 18 years of age
• Some Janitorial experience required. (We train you in our best practices)
• Successful drug screening and background check.
• Valid driver's license with a clean driving record and reliable transportation to travel between local job sites
