Industrial Maintenance Technician II Job Scope

This position supports the Facility department in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment. The Industrial Maintenance Technician II is expected to complete service requests, prioritize work, delegate to contractors, and follow up on completion. The role performs routine general maintenance and repairs without guidance from upper‑level technicians.

Job Responsibilities
  • Understanding of HVAC Systems, heating/cooling loops, Building Automation Systems, construction and facilities operations.
  • Inspect, clean, and repair facility equipment; conduct HVAC maintenance (belt replacements, filter change, motor maintenance, greasing bearings).
  • Operate facilities equipment including heating system, chillers, pumps, valves, air handlers, rooftop units, and VAVs.
  • Diagnose and repair mechanical, electrical, plumbing, HVAC, and other building systems.
  • Perform basic maintenance of critical systems such as fire alarm systems, emergency generators, and security systems.
  • Respond promptly to maintenance requests and emergency repairs to minimize downtime.
  • Manage inventory of spare parts, tools, and supplies required for maintenance.
  • Coordinate with external vendors or contractors for repairs, inspections, or equipment upgrades.
  • Maintain accurate records of maintenance activities, including work orders, maintenance logs, and inventory records.
  • Identify and report potential safety hazards or maintenance issues that may impact facility safety or functionality.
  • Collaborate with facilities team to develop and implement maintenance plans and strategies.
  • Assist with facility‑related projects, renovations, or reconfigurations as needed.
  • Stay updated on industry best practices, new technologies, and regulations related to facility maintenance.
  • Serve on the after‑hours on‑call team.
  • Execute preventative maintenance, repairs, and calibrations in accordance with corporate policies and GMP, with the Dia Sorin Quality Policy.
  • Accurately complete all documentation on time to meet GMP requirements and Dia Sorin Quality Policy.
  • Perform work safely in compliance with Dia Sorin Environmental, Health, and Safety policies.
Education, Experience and Qualifications

Minimum Requirements
  • High School Diploma or GED.
  • At least 2 years of commercial/industrial building operation, maintenance, and troubleshooting experience.
  • Good troubleshooting and problem‑solving skills.
  • Basic knowledge of electricity and use of a multimeter.
  • Ability to read and interpret technical manuals, schematics, and blueprints.
  • Basic understanding of Building Automation Systems (BAS).
  • Experience with building/facility repairs: doors, flooring, walls, office furniture, simple plumbing, groundskeeping, lighting, ceiling grids.
Preferred Requirements
  • Two‑year vocational training (HVAC, Building Maintenance, Industrial Maintenance and Repair) or equivalent.
  • Intermediate working knowledge of BAS.
  • Experience with Environmental Monitoring Systems (EMS) for temperature‑controlled equipment (coolers or freezers) and/or industrial equipment.
  • Boiler license or willingness to acquire license (training and state test in MN).
Working Conditions
  • Travel:
    Not typical.
  • Exposure to temperature extremes, high noise levels, interior and exterior environments.
  • Physical demands: bending, sitting, lifting, ladder work, occasional lifting of 50 pounds.
  • Regular movement around workplace, rooftops, and facilities grounds.
  • PPE required when entering laboratory spaces (chemical‑resistant clothing/gloves, safety glasses, lab coat, surgical gloves).
  • Exterior work on rooftop air handlers and rooftop equipment.
  • Occasional overtime on weekdays, weekends, or holidays.
  • Rotating on‑call schedule.

The hourly posting for this position is $25.50-$34.00 hourly.
