Job SummaryThe Loan Originator guides customers through the loan process from start to finish, determining loan approval and providing an excellent customer experience. The role reports to the Credit Manager and is responsible for evaluating loan applications, verifying applicant information, and ensuring compliance with lending regulations and internal policies.
Job FunctionsApplication Evaluation, Processing, and Underwriting
- Facilitates the lending process by assisting clients with loan applications, obtaining personal and financial information, and ensuring all documentation is complete and accurate.
- Determines appropriate loan products, obtains leads through Retail Home Centers, and presents credit terms for prospective credit approvals.
- Evaluates applicant financial information, including income, assets, liabilities, and credit history, to determine loan eligibility and risk level.
- Decides mortgage loan applications based on borrower qualifications, creditworthiness, and adherence to lending guidelines; approves loans up to $175,000 for home only or $275,000 for land and home.
- Ensures compliance with lending regulations, internal policies, regulatory standards, and industry best practices throughout the loan origination process.
- Maintains organized records of loan applications, correspondence, and related documentation and identifies risks such as fraud or insufficient collateral.
Communication, Collaboration & Relationship Management
- Communicates effectively with clients, loan officers, underwriters, and other stakeholders to coordinate processing and resolve issues.
- Identifies opportunities for process improvement and efficiency enhancement in loan processing and customer service delivery.
- Employs negotiation techniques and conflict‑resolution strategies to navigate challenging situations and achieve mutually beneficial outcomes.
- Builds and maintains positive relationships with clients, referral partners, and stakeholders to foster repeat business, referrals, and new business opportunities.
- Addresses issues and resolves conflicts in a timely and diplomatic manner to maintain client satisfaction throughout the application process.

- Education:
Bachelor’s degree or equivalent experience required. - Experience:
0 years with bachelor’s degree or 4 years related experience with high school diploma or equivalent. - Licensing:
Nationwide Multistate Licensing Systems (NMLS) licensing for assigned states required. Must have completed or be able to complete the required 20 hours of education for licensing and continuing education. - Background:
Meet all federal and state requirements (e.g., background checks) to obtain mortgage originator license (MLO). - Computer
Skills:
Basic computer skills with ability to type at least 25 words per minute. - Communication:
Ability to communicate effectively and efficiently via phone, email, and in person. - Soft Skills:
Adaptability, flexibility, fact‑gathering, analytic evaluation, sound decision‑making, multitasking, attention to detail, organization, teamwork, and ability to handle conflicting responsibilities. - Technical:
Knowledge of AS/400, Word, and Excel is a plus.
- Must be able to remain in a stationary position 75% of the time.
- Will constantly operate a computer, telephone, calculator, copy machine, and printer.
- Will communicate 90% of the time over the phone.
- Must be able to exchange accurate information at all times and assess account status to determine appropriate processes.
