Position

Description:

The Maintenance Manager is responsible for overseeing and providing facility maintenance services. This person will regularly inspect and perform routine and emergency maintenance on all community assets, including the Community Center, and the other common areas and facilities. The Maintenance Manager will also schedule staff to perform these tasks to ensure that they are performed as scheduled and with the purpose of minimizing larger maintenance needs and coordinate with vendors as needed.

The routine maintenance must also further the goal of minimizing costs for repair and replacement.

Without limitation, the community assets consist of the Community Centers, the fitness centers, pools, pickle ball courts, tennis courts, computer lab, common area landscape, etc. The ideal candidate will possess strong communication skills, a passion providing extraordinary customer service, and a positive demeanor.

Duties & Responsibilities:
  • Oversee all maintenance operations, repairs, preventive maintenance, and facility-related projects within the community.
  • Supervise, schedule, train, support, and assign work to a team of Maintenance Technicians.
  • Manage departmental priorities, staffing, work orders, and project timelines while maintaining service standards and operating within the approved budget.
  • Obtain and evaluate proposals; present project plans and recommendations; and supervise outside contractors for large-scale maintenance, repair, replacement, and capital-improvement projects.
  • Manage multiple vendors, service contracts, preventive-maintenance schedules, and projects simultaneously.
  • Prepare formal updates, detailed reports, and supporting documentation for the Community Manager t to present at Board of Trustees meetings.
  • Monitor and maintain community technology systems, including access-control systems for multiple buildings.
