Commercial Project Manager

Experience with both new construction and remodeling projects is essential.

A dynamic residential real estate and multi‑family investment firm with an integrated platform spanning both property management and development. They are experiencing exciting growth and recently started a construction division.

• 10+ years construction/project management experience
• Project management software knowledge, Excel, Word
• New and remodeling construction a must (Multi‑unit a plus)
• Analytical and problem solving skills

• Will manage multiple projects from A to Z
• Convert plans/notes/ideas into a finished product in a commercial space or residential community space build out
• Create detailed plans where information is limited
• Create an estimate in pre‑construction
• Create a project schedule, materials list, and scopes of work from a set of plans
• Secure quotes and proposals from multiple vendors/contractors
• Interact with subcontractors on a regular basis
• Visit project sites to investigate field conditions and meeting with local trade contractors
• Coordinate multiple trades on multiple projects simultaneously including low voltage, electrical, mechanical, plumbing, framing, flooring, finish carpentry and more
• Hold contractors accountable for plumbing, electrical, framing, and mechanical standards
• Evaluate and analyze subcontractor/supplier proposals and make recommendations for trade contractor selections
• Manage the flow of information to the project team
• Collaborate with engineers, architects etc. to determine the specifications of the project
• Negotiate contracts with external vendors to reach profitable agreements
  
  Obtain permits and licenses from appropriate authorities
• Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
• Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
• Supervise the work of laborers, mechanics etc. and give them guidance when needed
• Evaluate progress and prepare detailed reports
• Ensure adherence to all health and safety standards and report issues
• Expectations are to execute to a schedule, deliver to a budget and finish level standard constraints, estimate within 10% of final costs and modify on the fly to maintain objectives
