** Make an impact
** The Traveling Field Superintendent is responsible for managing the turn/make ready process from resident move out to new resident move in for a set number of vacant homes within the market. This role will require 50 to 75% travel out of state. Responsibilities include but are not limited to:
· Manage the entire turn process using company technology including scoping the home, resident chargeback calculations, vendor dispatch and oversight and quality control inspections.
· Assign work to 3rd party vendors; manage work scheduling and performance of vendors; set completion dates and expectations for quality of work ensuring it meets Bridge Homes standards; develop punch lists for vendors to correct any deficiencies.
· Visit properties and perform inspections multiple times during the turn process including at move out, market ready, rent ready, and move-in status of property.
· Perform pre-moveout inspection with resident prior to scheduled move out date.
· Create a list of materials needed for the turn based on assessment of the property.
· Complete repairs listed on the scope of work. This may include changing light bulbs, touchup paint, light gardening, cleaning, etc.
· Responsible for handling emergency calls from residents as needed.
· Take photos of completed properties for marketing.

* · High school diploma or general education degree (GED) is required
· Valid Driver’s License required, with reliable transportation
· Minimum of two to four years of multi-family/single-family residential property maintenance experience, or similar background
· Experience managing, training, or mentoring third party vendors and/or employees
· Intermediate computer and iPad skills required;
Field Management and Construction software is a plus
· Knowledge of general maintenance processes and methods include but are not limited to painting, carpentry skills, wood working, plumbing, electrical, HVAC, basic tools, appliance diagnosis, and repair.
· Excellent communication, organizational and time management skills
· Pays close attention to detail in a fast-paced environment
· HVAC certification is a plus
· Fluent in English, bilingual Spanish a plus
