Position OverviewThe Assistant Project Manager is accountable for developing, maintaining, updating, distributing, and managing estimates; observing and monitoring the performance of the Superintendent; and overseeing change orders and the billing process. This individual will also supervise subcontractor performance, ensure the project meets quality and performance specifications and regulatory requirements, manage the start-up of the project, review costs against estimates for each total project, and update labor productivity reports — all of which will be conducted under the direction of a Project Manager.
Budget/Schedule/CostControl
- Develops, maintains, updates, distributes, and manages estimates.
- Informs leadership of needed change orders and recommends a price for those changes. As directed, negotiates and implements change orders, including addenda to the contract and how to spread costs.
- Manages and monitors the critical path on the master schedule and all assigned aspects of the schedule.
- Demonstrates the ability to anticipate future problems or issues.
- Prepares contingency plans to address nonconformance issues for the company and subcontractors.
- Identifies project-specific staffing needs.
- Plans the construction approach, including methodology, means and master schedule.
- Monitors tool and equipment usage and intervenes as necessary.
- Ensures billing is accurate and timely to support cash flow.
- Monitors accounts receivable and engages with clients or subcontractors to determine reasons for non-payment.
- Controls expenses and costs on the project; reviews labor productivity and budget status; takes action to keep the project on budget.
- Reviews and approves charges to the project.
- Applies project controls software as a management tool.
- Ensures drawings are assembled, updated routinely, and maintained; maintains as-built drawings; ensures all change orders are documented.
- Maintains daily logs and timely reporting of issues that may lead to claims.
- Informs VP/PD/PM of issues and status promptly.
- Ensures safety-related and quality management documentation is maintained.
- Coordinates project start-up with internal and external team members.
- Manages the project according to company systems, policies, and procedures; manages risk exposures.
- Ensures equipment and supplies are ordered with long lead times and delivery is monitored.
- Conducts regular meetings with the Superintendent and subcontractors to coordinate activities and review progress.
- Reviews change orders and schedules them into the project; serves as a neutral arbitrator on jurisdictional issues when needed.
- Builds a positive, results-oriented culture and provides feedback to enhance performance.
- Monitors subcontractor performance and facilitates dispute resolutions and timely pay requests.
- Maintains effective working relationships with subcontractors; approves subcontractor invoices for payment and keeps billed work in balance.
- Manages all labor relations and jurisdiction.
- Ensures the project meets quality and performance specifications and regulatory requirements.
- Conducts daily inspections and liaises with local inspectors to ensure compliance with quality management procedures.
