The Maintenance Supervisor is responsible for planning, scheduling, maintaining and improving the functional operation of the 160,000 Sqft facility. Directly supervises internal maintenance and janitorial technicians as well as oversees contractors and outside services as it relates to routine operation of the facility. In this hands‑on role, this person will also execute the tactical aspects of security, maintenance, and project management of the building while adhering to all safety and regulatory (e.g. OSHA and EPA) requirements for operation.

- Champion facility initiatives and project management with support of the company and senior leaders.
- Supervise team of Maintenance/Facility techs and contractors to ensure proper operation of facility.
- Lead Maintenance personnel and contractors in reactive, predictive & preventative maintenance and equipment repair.
- Organize, plan, and schedule all maintenance activities (preventive, predictive, corrective) within SAP Plant Maintenance (PM), ensuring technicians have parts/tools/materials for efficient execution, minimizing downtime.
- Asset Management:
Load new/old equipment/functional locations into SAP and track equipment performance. - Engage with everyone from all departments in facility needs and upkeep.
- Abiding to safety requirements including Lock out Tagout, Chemical Management, Fall Prevention, Confined Spaces, Electrical Safety, 5S, Mobile Equipment, and lifting equipment.
- Work with Lease Holder in the management of the building within the business park.
- Act as the liaison with the local fire & protection agencies.
- Lead facility in contractor services including security monitoring and cleaning.
- Work closely with Environmental, Health, and Safety department in compiling information to complete government reports and meet set deadlines.
- Work closely with Manufacturing, Engineering, and Continuous Improvement team in the advancement of the facility and operation.
- Troubleshoot issues and identifies proactive solutions for improvement to leadership team.
- Respond to on-site emergencies and incidents, including those that may occur during off‑hours.
- Conduct regular inspections, preventative maintenance, and evaluations of facility equipment to determine installation or repair service needs.
- Obtain quotations to write project proposals for approval and supervise project completion.
- Managing vendor relationships for trash removal, grounds, power, janitorial, water/sewer, HVAC, and other related contracts as needed.
- Ensuring compliance with OSHA regulations.
- Actively participating in lean and continuous improvement activities related to the facility including utilization of predictive, preventive, and condition‑based maintenance methodologies.
- Bachelor’s degree in Facility related field, project management, or engineering preferred
- Minimum of five (5) years in the maintenance field.
- 3+ years of relevant manufacturing and leadership experience required
- Project management and large capital project execution skills necessary.
- Possess the skills necessary to read, analyze, and interpret procedures and manuals.
- Ability to read engineering drawings and understanding facility electrical and mechanical aspects.
- Experience in planning and scheduling routine preventative maintenance of facility equipment.
- Demonstrated ability to work on multiple tasks and projects while being detail oriented.
- Exceptional analytical, planning, and creative problem‑solving skills.
- Features a strong knowledge of Microsoft Excel, Word, and PowerPoint.
- Demonstrates knowledge of assembly tools, machinery, and general building equipment.
- Ability to navigate multiple surfaces across the site (pavement, gravel, grass), ability to climb ladders/stairs to access roofs.
- Ability to communicate technical requirements to both technical and nontechnical individuals
- Experience in creating Gantt charts in Microsoft Project desired.
- System Expertise utilizing SAP PM (and potentially other CMMS) for planning, tracking, reporting, and managing the maintenance backlog.
