Job Overview

The Real Estate Servicing Specialist supports the ongoing servicing and administration of mortgage and home equity loans to ensure a positive member experience and operational excellence. This role helps maintain accurate loan records, supports compliance with applicable regulations and internal policies, and contributes to the effective management of the Credit Union's real estate loan portfolio. The position serves as a resource for members and internal partners by resolving servicing-related issues and promoting efficient servicing operations.

Through attention to detail and problem-solving, the specialist helps protect the Credit Union's interests while meeting member needs.

Responsibilities

  • Maintain escrow accounts including analysis, disbursements, and maintenance for property taxes, insurance, flood, PMI, and condo associations while ensuring compliance with applicable guidelines
  • Ensure real estate loan servicing operations remain aligned with evolving regulatory, investor, and agency requirements, including CFPB, FNMA, FHLB, HUD, FHA, and VA standards; proactively adapt processes and practices to mitigate risk, support compliance, and maintain audit readiness
  • Administer adjustable-rate mortgage (ARM) processes including rate adjustments, payment recalculations, required notifications, and system updates
  • Process loan servicing transactions including payments, payoffs, deed releases, and bankruptcy-related updates to ensure accurate account maintenance
  • Maintain loan documentation, servicing records, and required member communication including statements, subordinations, releases, and recorded documents while ensuring accuracy and compliance
  • Coordinate eRecording activities and audits returned documents for completeness and accuracy
  • Support servicing activities including loan boarding updates, credit reporting maintenance, and insurance claim processing
  • Prepare and process regulatory and member communications including PMI notices, late notices, and annual tax reporting forms (1098 and 1099)
  • Research, resolve, and communicate member, account, mortgage, and home equity servicing issues and inquiries, providing accurate guidance and education in a professional manner
  • Reconcile servicing-related general ledger accounts, remittances, and reporting activities to support accurate financial records
  • Identify, evaluate, and recommend process enhancements that improve operational efficiency, service quality, accuracy, and overall servicing performance
Minimum

Required Qualifications
  • High school diploma or equivalent
  • 1+ years of experience in real estate loan servicing, mortgage servicing, consumer lending operations, financial services, or a related field
Preferred Qualifications
  • Degree or specialized training in business, finance, accounting, real estate, or a related field
  • 2+ years of experience in real estate loan servicing or mortgage servicing
  • Experience working in a credit union, banking, or other highly regulated environment
Knowledge, Skills, and Abilities (KSAs)
  • Knowledge of real estate loan servicing processes, escrow administration, loss mitigation practices, and applicable regulatory requirements, including CFBP, FNMA, FHLB, HUD, FHA, and VA requirements
  • Skilled in mortgage servicing systems and loan administration platforms, with the ability to learn and adapt to new technologies
  • Skilled in researching, analyzing, and resolving servicing and account-related issues with accuracy and attention to detail
  • Skilled in written and verbal communication, including the ability to explain servicing information clearly and professionally
  • Ability to manage multiple priorities, maintain organization, and meet deadlines in a fast-paced environment
  • Skilled in providing quality service and collaborating effectively with members, vendors, and internal partners
  • Ability to maintain confidentiality, professionalism, and sound judgment when handling sensitive information
