Position Purpose
Safety sensitive position that assists and works with the Maintenance Supervisor and Community Manager to perform necessary repairs and preventive maintenance throughout the entire property. Responsible for maintenance of residential apartment homes, public space, outside grounds and equipment. Must accompany the assigned community location during pre‑designated office hours to ensure community operations function effectively.
Key Contributions- Property Appearance/Upkeep – keep the property neat, clean and well‑maintained; conduct daily exterior and interior inspections.
- Appliance Maintenance – troubleshoot, diagnose and correct minor failures in air conditioning and heating units; repair minor electrical and plumbing problems.
- Make Ready – prepare units for market in accordance with company standards; perform painting when required.
- Laundry Room – maintain laundry rooms to company guidelines.
- Pool Maintenance (if applicable) – complete daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
- Customer Service – ensure the property meets and exceeds company standards for resident satisfaction; available for on‑call emergencies (e.g., snow removal) as requested by the Community Manager.
- Perform other duties as needed.

- Perform tasks requiring high levels of cognitive function and judgment.
- Not mentally or physically impaired in any way that could adversely affect safe and competent performance.
- Respond promptly and appropriately to operating conditions.
- Work in an unfatigued state.
- Accurately gauge lengths of time and distance.
- Quickly store and recall instructions in short‑term memory.
- Maintain concentration.
- Cope with sudden changes or emergency situations and/or alarms.
- Demonstrated caring, committed and concerned attitude about safety.
- Education:
High school diploma or GED required. Pool certification preferred; HVAC, boiler certifications are advantageous. - Experience:
One year of maintenance experience in a residential property. - Physical & Cognitive:
Frequent standing and walking; occasional sitting. Ability to lift, push, pull, carry up to 110 lbs. Ability to squat, reach, stoop, climb stairs/ladders, and balance. - Driver (if required):
- Valid driver’s license and acceptable motor vehicle record with company insurance carrier.
- Reliable means of transportation.
- Insurable at standard rates for driving.
- Provide proof of personal auto liability insurance when using company vehicles.
- Candidate will be required to successfully complete a background investigation, drug screen, and a physical demand analysis (when applicable).
