Role Description

This is a full-time, on-site role for a Managing Broker & Trainer, based in St. Louis, MO. The role involves overseeing and supporting licensed real estate agents, ensuring compliance with all applicable regulations, and assisting with client transactions. The Managing Broker & Trainer will provide mentorship and training to agents in areas such as property listings, client management, and contract negotiations.

The role also includes overseeing workflow, maintaining team cohesion, and contributing to strategic sales initiatives.

Key Responsibilities Broker Oversight & MLS Management
  • Maintain compliance with Missouri real estate law and licensing requirements.
  • Manage MLS participation including listing input standards, data accuracy, and agent usage.
  • Oversee residential listing and buyer representation processes.
  • Review and approve contracts, amendments, auction documentation, and residential forms.
  • Handle transaction issues, legal inquiries, and broker-level negotiations.
Agent Training & Development
  • Develop training in:
  • Residential sales strategies and MLS best practices
  • Land, farm, and recreational property sales
  • Contract procedures, disclosures, and compliance
  • Prospecting, negotiation, lead conversion, and presentation skills
  • Conduct group training, ride‑along coaching, and individual production development.
  • Mentor agents in building a balanced land/residential business.
Operations & Support
  • Work with auction and residential leadership to integrate training and sales processes.
  • Update internal training templates and listing resources.
  • Assist agents with pricing strategies, market analysis, and positioning.
  • Advise on advanced sale structures (1031, DST, installment sales).
  • Support recruiting and lead retention initiatives.
Qualifications
  • Minimum 5+ years experience with proven residential and land sales.
  • MLS working knowledge including listing systems and compliance.
  • Training, coaching, or brokerage supervision experience preferred.
  • Familiar with rural/ag/hunting properties or able to adapt.
  • Strong understanding of contract execution and risk management.
Preferred Background
  • ALC, CRS, or training certifications are useful.
  • CRM and listing platform familiarity.
  • Prior experience leading mixed‑agent teams (producing/non‑producing).
Key Attributes
  • Practical communicator, leads by example.
  • Balance of residential polish and rural land understanding.
  • Strong at structure, follow‑through, and accountability coaching.
  • Capable of setting and monitoring agent growth plans.
Compensation & KPI Guidance Structure Options:
  • Base salary (example: $75,000‑$110,000 depending on qualifications)
  • Plus performance incentives based on:
  • Agent production growth (land and residential)
  • Training participation and effectiveness metrics
  • Contract accuracy / reduction of compliance issues
  • Support with new agent onboarding and retention
  • Additional incentives for leading new sales divisions.
Additional Considerations:
  • Bonus tied to annual GCI growth triggered by agents under their guidance.
  • Potential override on first‑year agent production or training‑based referral fees.
  • Mileage/vehicle allowance if field support is expected.
