Apartment Maintenance Supervisor

Maintenance Supervisor | Up to $31/Hour + Bonuses | St. Louis, MO

Monarch Investment is looking for a hands‑on Maintenance Supervisor to lead maintenance operations at San Rafael Townhomes in St. Louis. This is a working supervisor position. You'll lead the team, tackle service requests, oversee apartment turns, and help keep the property running smoothly.

• $28.00 - $31.00 per hour based on experience
• Quarterly maintenance bonus opportunities up to $4,000 per year

• PTO starts accruing immediately:
  • 80 hours in year one
  • 120 hours after 2-4 years
  • 160 hours after 5 years

• Lead and support the maintenance team
• Complete service requests and work orders
• Oversee apartment make‑readies and unit turns
• Troubleshoot and repair HVAC systems
• Perform plumbing, electrical, appliance, drywall, and carpentry repairs
• Assist with painting and general property upkeep
• Implement and maintain preventative maintenance programs
• Work with the Property Manager on maintenance planning and budgeting
• Participate in an on‑call rotation (approximately one week every four weeks)

• 2+ years of apartment maintenance experience preferred
• Previous maintenance leadership or supervisory experience
• Strong HVAC troubleshooting and repair skills
• Ability to handle plumbing, electrical, appliance, drywall, and carpentry repairs
• EPA Certification preferred
• CPO Certification preferred
• Reliable transportation and a strong work ethic
