Performs maintenance service and/or repairs of all residential, commercial and/or off-campus properties in two or more areas of skill including but not limited to plumbing, carpentry, machine servicing, and electrical repairs or installations for the properties maintained by Real Estate department. Estimates time and determines materials required to complete various projects. The Maintenance Technician II will complete these repairs and preventative maintenance as required for the general upkeep of the properties of Real Estate department.

Performs all work under the general supervision of the Maintenance Supervisor, and in accordance with established safety procedures.

• The Maintenance Technician II must have the experience to work independently to execute and complete the required repair or maintenance action to completion, with only general guidance and direction provided by the Maintenance Supervisor. The consequence for an incomplete or improperly completed repair or work item could cause a serious issue for the resident and Quadrangle Housing.
• The Maintenance Technician II must use good judgement and be conscientious about the service calls and repairs undertaken in this position.
• Performs maintenance and repairs on a daily basis assigned by the Maintenance Supervisor or other managerial staff.
• Assesses work orders and carries out work independently to completion, as appropriate.
• Logs materials used for appropriate warehouse tracking.
• Estimates, tracks and documents time spent carrying out service and repairs.
• Resolves routine questions and problems. Issues outside of normal daily duties and functions are referred to the Maintenance Supervisor for review and resolution.
• Assesses and troubleshoots maintenance and repair situations that may occur outside of the written work order, resolve as appropriate.
• The Maintenance Technician II is required to ensure parts and materials are recorded and tracked properly for inventory and parts usage. At times, outside contractors may be hired to complete repairs outside of the scope/ability of the Maintenance Technician II.
• Supervisor is given to the Maintenance Technician II by a Maintenance Supervisor. The Maintenance Technician II works independently in the field under a general supervisor and follows standard procedures and written instructions to accomplish assigned tasks.
• Perform other duties as assigned.

• Simple hand tools.

Required Qualifications:

High school diploma or equivalent high school certification or combination of education and/or experience.

No specific certification/professional license is required for this position.

Property Maintenance Or Related Area (2 Years)

A Class E (MO) or Class D (IL) license and a good driving record are required for this position.
