Commercial Superintendent
The Commercial Superintendent oversees and coordinates all on-site activities for commercial construction projects from startup through completion. This role ensures that work is executed safely, efficiently, and in strict accordance with project plans, specifications, and regulatory requirements. The position requires strong leadership on the job site, close collaboration with the Project Manager, and proactive management of subcontractors, schedules, and quality control to achieve project milestones and deliver successful outcomes.
Responsibilities
- Manage and coordinate all on-site construction activities from project startup through completion, ensuring alignment with project plans and objectives.
- Supervise subcontractors, suppliers, and field personnel to ensure work is completed safely, efficiently, and in accordance with drawings and specifications.
- Develop, maintain, and update project schedules, coordinating daily work activities and sequencing of trades to meet project milestones.
- Conduct daily site walks to monitor progress, identify issues, and oversee quality control efforts across all phases of construction.
- Enforce site safety policies and ensure full compliance with OSHA regulations and project-specific safety requirements.
- Coordinate inspections with local authorities, government representatives, and other project stakeholders, ensuring timely approvals.
- Review drawings, specifications, RFIs, and submittals to verify proper execution of work and resolve discrepancies in the field.
- Identify, troubleshoot, and resolve field issues that impact schedule, quality, or budget, escalating concerns as needed.
- Maintain accurate and up-to-date construction documentation, including daily reports, safety logs, inspection records, and progress updates.
- Lead regular subcontractor meetings to communicate expectations, review progress, and coordinate project logistics.
- Monitor workforce productivity and adjust staffing and sequencing as needed to ensure project milestones are achieved.
- Work closely with the Project Manager to communicate site progress, risks, and proposed solutions, supporting effective project decision-making.
Essential Skills
- Minimum of 7+ years of experience as a Superintendent on commercial construction projects.
- Demonstrated experience managing multiple subcontractors and trades on complex job sites.
- Strong understanding of construction drawings, specifications, and project documents.
- Ability to read and interpret plans, specifications, and contracts accurately and efficiently.
- Knowledge of federal, state, and local construction regulations and compliance requirements.
- OSHA 30 Certification.
- Proficiency with construction management software and daily reporting systems.
- Excellent leadership skills with the ability to direct and motivate field teams.
- Strong communication skills for effective interaction with subcontractors, project teams, and external stakeholders.
- Advanced problem-solving abilities to address field issues affecting schedule, quality, or budget.
Additional Skills & Qualifications
- Previous experience managing government, municipal, military, educational, or public-sector construction projects is preferred.
- Experience coordinating inspections with local authorities and government representatives.
