Overview

Head Night Custodian - Sandburg Middle School at Robbinsdale Area Schools. This role supervises building custodial staff, maintains building systems and equipment, oversees preventative and day-to-day maintenance, ensures building cleanliness, and supervises building security and safety operations.

Responsibilities

• Report directly to the Program Director (or designee) with work direction from the building principal and the program director of Buildings and Grounds.

• Perform preventative maintenance and troubleshooting of facility systems including mechanical and electrical equipment in accordance with district standards and guidelines.

• Perform minor adjustments and repairs to facility systems as needed.

• Per boiler-equipped buildings, tend boiler systems as required in accordance with district standards and guidelines.

• Operate and schedule building security systems in accordance with district standards and guidelines.

• Operate, schedule and use building HVAC and lighting automation control systems in accordance with district standards and guidelines.

• Use electronic work order system to submit and document repair and preventative maintenance tasks, including hours, materials, condition status and completion information.

• Set up rooms for conferences, classes and special events.

• Maintain facility cleanliness and sanitation using custodial equipment; monitor exterior walkways, plazas and stairs for safety and cleanliness.

• Maintain favorable public relations as a representative of Robbinsdale Area Schools.

• Ensure building doors, security systems, alarms and access control operate according to district standards.

• Follow timelines, procedures and quality standards for task completion; use work time efficiently and effectively; take initiative to address tasks needing attention.

• Follow district safety standards and guidelines; practice fiscal responsibility related to materials, equipment care, recycling, energy conservation and inventory control.

• Lead other custodial staff in the absence of the building supervisor.

• Carry a District cell phone in a District-provided case during work hours to respond to facility alarms, curtailment events and emergencies outside of regular hours.

• Demonstrate competencies listed in Attachment A within 30 days of employment in key district facility systems and procedures.

• Perform other duties as assigned.

Qualifications

• High school diploma or equivalent.

• Candidate should reside within 30 miles of the assignment facility to address building alarm, service and curtailment needs.

• Demonstrated ability to investigate, diagnose, troubleshoot and respond to building system service needs.

• Ability to work independently with minimal supervision and maintain positive working relationships with supervisors, coworkers, staff and visitors.

• Ability to follow schedules, adjust priorities as needed, and triage emergencies.

• Reading skills to comprehend material data sheets, building plans, specifications and manuals; mechanical aptitude for service, troubleshooting and repairs.

• Prior maintenance experience.

• First class boiler’s license (current, posted and maintained) required, or willing to obtain within an agreed timeline.

• Certified Pool Operator Certification.

• Ability to use and monitor building electronic work orders, energy management and security systems; accurately set occupancy schedules and door lock/unlock schedules per district guidelines.

• Knowledge of district cleaning products, equipment and proper use/cleanup.

• Regular attendance and timeliness; ability to listen for equipment issues and alarms; ability to perform preventative maintenance, troubleshooting and repairs per manufacturer recommendations and district standards.

• Ability to operate snow removal equipment and apply deicing materials per district standards.

• Ability to use hand tools, test equipment, powered tools and equipment safely; retain facility training information and follow district standards for facility systems.

• Ability to coordinate snow removal and attend district meetings and mandated trainings as required.
