This role oversees two small, intentionally managed Twin Cities communities that serve residents who count on a stable, well-run home. It is a high-touch portfolio where your care, consistency, and attention to compliance shape the resident experience every single day.
About the RoleThe Affordable Business Manager leads day-to-day operations, compliance execution, and resident relationships across both communities. This seat is the operational and relational anchor for the portfolio, owning leasing, recertifications, file integrity, vendor coordination, and the steady rhythm of resident communication that keeps both communities running well.
You will partner closely with SAIL's centralized compliance, maintenance, marketing, and accounting teams, which frees this seat to focus on what matters most: people and precision.
Key ResponsibilitiesResident Experience and Relationships
Serve as the trusted, accessible face of both communities. Respond promptly and with care to resident questions, requests, and concerns. Build the kind of steady relationships that strengthen retention and resident wellbeing.
Compliance Execution
Manage LIHTC, Section 42, Section 8, and MHFA program compliance with accuracy and consistency. Execute initial certifications, annual recertifications, and income verifications on schedule. Maintain organized, audit-ready resident files. Partner with SAIL's compliance team on file reviews and program reporting.
Leasing and Waitlist Integrity
Manage the application and waitlist process with fairness and precision. Verify eligibility against program requirements. Protect Fair Housing standards in every interaction.
Operations and Vendor Coordination
Oversee daily operations across both communities, including work order flow, vendor scheduling, inspections, and turn coordination. Hold vendors to scope, schedule, and quality. Partner with the maintenance team to ensure timely service.
Financial Stewardship
Manage rent collection, delinquency follow-up, and resident ledgers with consistency. Partner with accounting on budget execution and monthly variance review. Protect every dollar of community revenue with disciplined process.
Reporting and Rhythms
Participate in weekly Level 10 meetings, keep your scorecard current, and bring issues forward early using Identify, Discuss, Solve. Surface capacity or compliance risk before it becomes a finding.
What Success Looks Like in Your First Year- Initial certifications and annual recertifications completed on schedule, every month.
- Files audit-ready at all times, with clean outcomes on internal file reviews and program audits.
- Occupancy and waitlist depth held at target.
- Delinquency held at or under target.
- Work orders completed within SAIL standard.
- Resident retention and review scores trending up quarter over quarter.
