The MAKE READY TECHNICIAN works with the Lead Maintenance Supervisor to maintain the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The technician carries out assigned duties safely and performs other duties as requested by the Lead Maintenance Technician. In the absence of the Lead Maintenance Technician, direction comes from the Community Manager, and the technician assumes all non‑budget related maintenance responsibilities.
Completion of work must be in accordance with established company policies, procedures, and applicable laws, including OSHA, ADA, and Fair Housing.

Duties and ResponsibilitiesConduct all business in accordance with established company policies and procedures, state and federal laws, e.g., OSHA, ADA, Fair Housing laws, etc.
Preventive Maintenance / Safety- Be knowledgeable of pertinent laws and EPA & OSHA regulations governing proper storage and management of hazardous materials, including solvents, pool chemicals, flammables, Caustics and Freon.
- Have basic knowledge of electricity, electrical appliances, plumbing, refrigeration systems, plastering, HVAC, swimming pools, painting, drywall repair and carpentry.
- Be aware of apartment conditions and immediately report and initiate action to correct unsafe conditions, e.g., broken gates, broken steps, open holes, broken/burned out exterior lights.
- Complete all needed repairs and improvements to apartments prior to resident move‑in following the community make‑ready checklist.
- Ensure apartments have been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs and showers.
- Inspect all sheetrock for damage and repairs and/or replace as needed.
- Perform touch‑up paints for vacant and occupied units as directed by the Lead Maintenance Technician.
- Assist in maintaining grounds, common areas and amenities by picking up trash and debris, pressure washing breezeways, pool areas, performing general cleaning and painting curbs and signage as needed.
- Support cost cuttings and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful materials and supplies and practicing correct use of tools and equipment.
- Complete make‑ready checklist and all other required maintenance documentation in a timely manner as required by the Lead Maintenance Technician and/or Community Manager.
- Report all major repairs and repair requisitions to Lead Maintenance Technician and Community Manager.
- Change locks and make keys as requested.
- Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa).
- Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
- Complete additional duties as requested by the Lead Maintenance Technician and/or Community Manager.
- Maintain a positive employee service attitude (Keener Cares).
- Ensure quality standards are met prior to resident occupancy.
- Perform all work with resident satisfaction in mind, aiming for scores on resident satisfaction surveys above the industry index on move‑ins, work orders and pre‑renewal surveys.
- Must attain a minimum of 70% or greater on the Maintenance Tech Qualification Test.
- Position requires at least 1 year experience in property maintenance or equivalent field.
- Working knowledge of electrical systems, appliances, plumbing, carpentry, plastering, pool systems, drywall repair, painting and HVAC.
- Hand tools: various wrenches, hammer, grips, saws, sledgehammer, snips, post hold diggers.
- Power tools: wrenches, grinders, sanders, drills, saws, etc.
- User‑Moved Aids: wheelbarrow, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
- Mechanical Equipment: motors, pumps, compressors, blowers, electric and hand power augers, etc.
